Penelope and Michael Sellers, of Atlanta, sold their ninth-story condominium Unit 908 in the 86-unit, Gulf-front Water Club I tower to Sandra and Donald Ayres, of Fort Wayne, Ind., for $1,535,500.

Located at 1241 Gulf of Mexico Drive, the 2,965-square-foot apartment was constructed in 1996 and has three bedrooms and three baths. The Sellers purchased the condominium in June 1999 for $647,500.

St. Armands sale

The second-largest transaction for the holiday-shortened week of Dec. 11 through Dec. 16 was the $1,325,000 that Lisa and John Hartmann paid for their canal-front home at 444 N. Washington Drive on St. Armands Key. The sellers were Noreen and Roger Slaalien, of Longwood.

The two-bedroom, three-and-a-half-bath home was constructed in 1955 with 2,315 square feet of living space. It has 68 feet of seawalled frontage on the canal. The Slaaliens purchased the home for $1.3 million in February 2005.

There was a second sale on St. Armands Key in which Lynda and Kevin Daves, from Wichita, Kan., sold their home at 409 N. Washington Drive for $430,000 to Joan and Mario Arcari, of Johnsburg, Ill.

The two-bedroom, two-bath home with 1,416 square feet of living area was built in 1952 and is a classic of those constructed during the post-World War II era on St. Armands and Lido keys.

Bird Key
A rare vacant lot on the 510-lot Bird Key was sold for $1.05 million by Stearns Bank N.A., successor to the FDIC as receiver for First State Bank, of Sarasota. The buyers were Robert Palma, Jacqueline Palma and Christopher Palma, all joint tenants from Fort Salonga, N.Y. The conveyance was transacted via a receiver’s deed. The lot is located at 635 N. Owl Drive.

Grand Bay I
Toby Gilfix bought condominium Unit 173 in Building I at Grand Bay, 3060 Grand Bay Blvd., from Eleanore Schupack, of Houston, for $950,000. The three-bedroom, three-and-a-half-bath apartment encompasses 2,369 square feet of living area and was constructed in 1994 as part of the last Arvida development on Longboat Key.

Longboat Key Towers
The twin, 12-story Longboat Key Towers, with a total of 88 units, holds the distinction of being Longboat Key’s first high-rise condominium, constructed in 1970 on the Gulf, at 601 Longboat Club Road.

There was one transaction at the towers this week when Patricia and Alfred Alteslane, of Centerville, Ohio, sold their Unit S-302 to Robin and Stephen Almond, from Duluth, Ga., for $650,000.

The two-bedroom, two-bath condo has 1,458 square feet of living space. The Alteslanes paid $585,000 for the apartment in September 2002.

Fairway Bay
Janice Ojserkis, from Linwood, N.J., bought Unit 1101 in Building 11 at the 288-unit Fairway Bay condo complex, in the 1900-2000 block of Harbourside Drive along Sarasota Bay, for $445,000. The sellers were Thelma and Peter Adams.

The two-bedroom, two-bath condo at 1922 Harbourside Drive was constructed in 1978 with 1,330 square feet of living space. The Adamses acquired the property for $172,000 in July 1986.

Tarawitt Drive
Armada Modugno, from Bedford, N.Y., purchased the home at 636 Tarawitt Drive following foreclosure and a special warranty deed for $240,500 from HSBC Bank USA, National Association, as trustee for Nomura Asset Acceptance Corporation Mortgage Pass-Through Certificates, of Frederick, Md.

The two-bedroom, two-bath home was first constructed in 1961 and was renovated in 1978 for a total 1,248 square feet of living area.

Neptune condominium
Rudy Dudon III, of Sarasota, and Gretchen Dudon, of Boulder, Colo., sold their Unit 5 at Neptune on Longboat Key, 2850 Gulf of Mexico Drive, to Valco3.5 LLC, of Bradenton, for $125,000.

Built in 1967, the one-bedroom, one-bath condo has 657 square feet of living area. The Dudons bought the condo for $277,900 in July 2005.

Riviera of Lido Beach
Ursula Versbach, of Sarasota, paid $315,000 to Hugh Hearon and Toni and John Robb Sr., of Sarasota, for their Unit 2-B at Riviera of Lido Beach, 131 Garfield Drive.

The two-bedroom, two-bath condominium was constructed in 1978 with 1,215 square feet of living space. The sellers bought the condo for $134,500 in July 1997.
