Jerry and Susan Roth bought Unit 1001 at the Ritz-Carlton Beach Residences, 1300 Ben Franklin Drive, for $3.85 million from Leonard and Elizabeth Lobiondo, of Mountain Lakes, N.J. The three-bedroom, three-and-a-half-bath condominium was built in 2005 with 4,194 square feet of living space. The unit last sold for the same amount of $3.85 million in December 2005. The sale was the largest transaction for the week of March 22 through March 26, on Longboat, Lido, St. Armands and Bird keys. The week’s 10 transactions included five sales on Lido Key, four on Longboat Key and one on St. Armands Key.
In a second sale at the Ritz-Carlton Beach Residences, Russell Burmeister, of Milwaukee, sold Unit 409 for $1,325,000 to Sharon and John Kittle, of Carmel, Ind. The two-bedroom, three-bath residence has 3,352 square feet of living space. It last sold for $1,225,000 in December 2005.
Longboat Key Towers
Thomas Loeb, of Weston, Conn., sold Unit S-1201 at Longboat Key Towers, 601 Longboat Club Road, to Dean Eisner, of Atlanta, for $1.6 million. Located behind the Islandside gates of the Longboat Key Club and Resort, the three-bedroom, three-bath condominium was built in 1970 and has 2,420 square feet of living space. The residence last sold for $680,000 in May 1999.
Islands West
Joann Abbott and Heidi Seiple sold Unit 9-B at the 89-unit Islands West, 2525 Gulf of Mexico Drive, to Paula and Kevin Chase, of Orlando, for $450,000. The one-bedroom, one-bath condominium was built in 1972 and has 1,124 square feet. The residence last sold for the identical price of $450,000 in September 2009.
Whitney Beach condominium
In the week’s only sale on the northern, Manatee County end of Longboat Key, Stephen and Gloria Southern, of New Boston, Mich., sold Unit 134 at Whitney Beach condominium, 6700 Gulf of Mexico Drive, to Ann-Charlotte Ehrling, of Breckenridge, Colo., for $215,000. The one-bedroom, one-bath, bayside condominium has 990 square feet of living space. The unit last sold for $137,000 in November 1999.
Whitney Beach was built in 1970 as one of the first condominiums on Longboat Key. At the time, Pat Neal, now president of Neal Communities, was 21 and working for his father, Paul Neal Jr., who bought and developed the property. The younger Neal decided against building an additional 12 to 18 units to preserve the property’s beach. Today, Whitney Beach has 139 units, 103 on the bay and 36 on the Gulf.
Boathouse on Longboat Key
Michael and Mary Ellen Mosti, of Sarasota, sold Boat Slip 2318 at the 194-slip Boathouse on Longboat Key, 408 Gulf of Mexico Drive, to Robert and Betty Lou Miccio, 1925 Gulf of Mexico Drive, for $55,500. The slip last sold for $14,300 in November 1992.
Lido Ambassador
John and Lorraine Cross, of Wellesley, Mass., paid $542,500 for Unit 411 at the Lido Ambassador condominium, 800 Benjamin Franklin Drive, to Dorothy Greene, of Mountain Lakes, N.J. The two-bedroom, two-bath unit was built in 1978 and has 1,125 square feet of living area. The residence last sold for $153,000 in February 1993.
St. Armands Towers
Northern Trust NA, as trustee of the Elizabeth Ginn Christensen Trust, sold Apartment 76 at St. Armands Towers, 101 Benjamin Franklin Drive, to Urban Goebel, of Roselle, Ill., for $530,000. Built in 1968, the 1,320-square-foot unit has two bedrooms and two bathrooms. The residence last sold for $44,000 in October 1969.
Lido Harbour Towers
Sylvia Taylor, as ancillary personal representative of the estate of George Conover, of Monroe Township, N.J., sold Unit 507 at Lido Harbour Towers, 1770 Benjamin Franklin Drive, to Katalina Groh, of Chicago, for $347,000. The 1,207-square-foot condominium was built in 1970 and has two bedrooms and two bathrooms. The unit sold new for $38,000 in 1970.
Lido Towers
Hoyle and Mary Huskey, of University Park, sold Unit 213 at Lido Towers, 1001 Benjamin Franklin Drive, to Albert and Joyce Dombrowski and Andrea Dombrowski for $320,000. The two-bedroom, two-bath unit was built in 1980 and has 1,293 square feet of living space. The condominium last sold for $245,000 in May 2000.
