Bird Key lot tops sales for final week of July

Terry and Mariann Moss, of West Des Moines, Iowa, sold the vacant, waterfront lot at 223 Robin Drive, on Bird Key to Leon and Kathie Pokoik, 571 Putter Lane, for $1,995,000. The property last sold for $2.35 million in November 2003. The sale was the top of eight transactions that were recorded during the week of July 26 through July 30 at the Sarasota and Manatee county courthouses.

In addition to the Bird Key sale, five transactions took place on Longboat Key, including two on the northern, Manatee County side of the island, while another two occurred on Lido Key. The Bird Key sale and the sale of another vacant lot on Lido Key were the sole transactions to exceed $1 million.

The final week in July marked an up-tick in sales. Sales for the four full weeks of July have broken down as follows:

Lido Key
ZRS Partners LLC, a Florida limited liability company with a Sarasota address, sold the vacant lot at 765 Tyler Drive, in the Lido Beach Division “B” of the John Ringling Estates, to Thomas and Gwendolyn Watson, 3503 Fair Oaks Court, for $1.6 million. The lot sold for $1.25 million in May.

In another Lido Key sale, Gloria and James Horning Jr., of Sarasota, sold the home at 181 Bryant Drive in the Lido Beach “A” Division of the John Ringling Estates to Mary Harper and Randy Mikkelson, as joint tenants with rights of survivorship, of Sarasota, for $505,000. Built in 1962, the 2,192-square-foot home has three bedrooms and three bathrooms.

Water Club
Ronald and Deborah Chapman, 444 Meadow Lark Drive, sold Unit 305 in Building 1 of the 172-unit Water Club, 1241 Gulf of Mexico Drive, to Douglas and Hilory Seaton, of Edina, Minn., for $1.15 million. The 2,650-square-foot condominium was built in 1996 and has three bedrooms and three bathrooms. The unit last sold for $935,000 in June 2003.

Sea Gate Club
Lisa Manco, of Bradenton, sold Unit 4-A in the 90-unit Sea Gate Club, 2425 Gulf of Mexico Drive, to William Worcester, of Washington, Conn., for $642,000. Built in 1973, the 1,513-square-foot condominium has two bedrooms and two bathrooms. It last sold for $795,000 in January 2005.

Country Club Shores
HSBC Bank USA, National Association, as trustee for the benefit of certificate-holders of Nomura Equity Home Loan Inc. Asset-Backed Certificates, Series 2006-FM1, of Houston, sold the home at 500 Yawl Lane in Unit II of Country Club Shores for $575,000. Built in 1964, the 1,983-square-foot, canal-front home has three bedrooms, two bathrooms and a swimming pool. It last sold for $380,100 in March.

Spanish Main Yacht Club
Deborah and Carl Marino Jr., of Tinton Falls, N.J., sold the home at 596 Spanish Drive in the 212-unit Spanish Main Yacht Club, located in the 5700 block of Gulf of Mexico Drive, to Sandra Brut-Christensen, of Oslo, (Norway?) for $344,000. The 1,333-square-foot home has two bedrooms and two bathrooms and was built in 1968. The residence sold for $325,000 in March 2008.

Windward Bay
Mark Willborn, of Bradenton, signed a quit-claim deed for Unit 205-A, 4960 Gulf of Mexico Drive, in the 151-unit Windward Bay condominium, and conveyed the property to Mark Mundt, of Hartland, Wisc., for $169,880. Built in 1975, the two-bedroom, two-bath condominium has 1,096 square feet of living space. Mundt and Willborn paid $330,000 for the residence in April 2004.

Correction
The July 22 issue of The Longboat Observer incorrectly reported the sale of a Seaplace unit. The transaction should have read as follows:

Erika and Frank DiNapoli, of Portland, Ore., and Brigitte and Frank DiNapoli, of Wilmington, N.C., sold Unit G7-205 at the 461-unit Seaplace to David Keller, of Unit G7-205 at Seaplace, for $360,000. The unit last sold for $180,000 in April 1984.
