Five sales this week surpass $1 million mark

The total number of sales for the first week of August held steady; eight sales were recorded on Longboat, Lido, St. Armands and Bird keys between Aug. 2 through Aug. 6, the same number reported for the week of July 26 through July 30. However, the barrier islands experienced a spike in sales exceeding $1 million, with five of the week’s transactions above the $1 million mark, compared to two for the previous week. Of the key sales recorded at the Sarasota and Manatee county courthouses, five occurred on Longboat Key, including two in Manatee County, two on St. Armands Key and one on Bird Key.

Water Club
Susan and Alan Graf Jr., of Memphis, Tenn., sold Unit 1002 at the 172-unit Water Club, 1211 Gulf of Mexico Drive, to Carolyn and Robert Rogers IV for $2.35 million. The 3,435-square-foot condominium was built in 1999 with three bedrooms and four-and-a-half bathrooms. The unit last sold for $2.85 million in June 2002.

Sanctuary
Evelyn and Eugene Koshner sold Unit C-508 at Sanctuary IV, located behind the Islandside gates of the Longboat Key Club and Resort, to Carol Gross, of St. Charles, Ill., for $1.3 million. The 2,375-square-foot unit was built in 1990 and has two bedrooms and two-and-a-half bathrooms. It sold new for $615,000 in August 1990.

Fairway Bay
Marvin and Marsha Frank, 3010 Grand Bay Blvd., sold Unit 327 in Building M-3 at the 288-unit Fairway Bay, located on Harbourside Drive, to Myron and Kathy Bernstein, of Potomac, Md., for $497,000. Built in 1984, the two-bedroom, two-bath condominium has 1,442 square feet of living space. The unit last sold for $400,000 in June 2003.

Longboat Harbour Towers
Ruth Weiller sold Unit 503 at the 73-unit Longboat Harbour Towers, 4401 Gulf of Mexico Drive, to Vlasta Zajisek, of Sarasota, for $275,000. Built in 1972, the one-bedroom, one-bath unit has 725 square feet of air-conditioned space. It last sold for $280,000 in June 2002.

Casa del Mar
Alan Bradley, of Orlando, sold a one-third interest in Unit 3-B of the 106-unit Casa del Mar, 4621 Gulf of Mexico Drive, to Joseph and Amalia Gonzalez-Heydrich and Charles and Anita Reed, all of Lakeland, for $100,000. The 726-square-foot condominium has two bedrooms and two bathrooms and was built in 1972. The unit sold for $147,500 in December 1985.

Bird Key
Richard and Jill Beneke, of Jackson, Miss., sold the home at 447 E. Royal Flamingo Drive on Bird Key to Marion and Deborah Dean, of Sterling, Va., for $2.3 million. The waterfront, 3,665-square-foot home was built in 1961 and has four bedrooms, four-and-a-half bathrooms and a swimming pool. The property sold for $150,000 in July 1974.

St. Armands
Rodney and Suzanne Erickson sold their home at 113 Filmore Drive in the St. Armands Division of the John Ringling Estates to John and Nancy Jones, of Buffalo, N.Y., for $1.7 million. Built in 2007, the home has three bedrooms, three-and-a-half bathrooms, a swimming pool and 4,008 square feet of living area. The property last sold for $795,000 in September 2004, when it contained a 56-year-old, 2,246-square-foot home that has since been demolished.

In a second sale on St. Armands Key, Kenneth and Karen Thompson, of Dayton, Ohio, sold Unit 9-N at St. Armands Towers, 101 Benjamin Franklin Drive, to James Cameron and his wife, Vlasta Gapic, of Ancaster, Ontario, for $1.41 million. Built in 1968, the condominium has three bedrooms, three bathrooms and 2,550 square feet of living space. It last sold for $1.4 million in December 2004.
