Key real-estate sales recordings began increasing gradually the second week of January after the holiday lull, jumping from four the first week to eight the second, led by the $1.75 million sale of Unit C-406 at Sanctuary IV.
It was a conditional transaction in which the sellers, Roberta and Stanley Zeeman, now of Sarasota, retain a life-estate interest in the condominium on Longboat Key’s south Gulf beach. The purchasers, from Montclair, N.J., are Barbara and Valerio Azzoli.
Built in 1990, the condominium is located at 535 Sanctuary Drive off Longboat Club Road in Longboat Key Club Islandside. With three bedrooms and three-and-a-half baths, the apartment has 3,115 square feet of air-conditioned living space.
The 186-unit Sanctuary condominium complex was the first development undertaken by Yale Properties, of Boca Raton, on Florida’s west coast. The neighboring 145-unit L’Ambiance was the second, and L’Elegance, on Lido Beach, was the third.
Castillian
In the lone week’s transaction on the Manatee County side of Longboat Key, Loraine Brickman, of Highlands Ranch, Colo., sold her Unit 106 in the south building of the 60-unit Castillian condominium, 4525 Gulf of Mexico Drive, to Julie Best for $860,000.
The Gulf-side condo was constructed in 1979 with three bedrooms, two-and-a-half baths and 1,738 square feet of living area. The unit last sold for $1,315,000 in November 2005.
Fairway Bay III
Peter and Martha Small, from Easton, Conn., purchased Unit 515 in Building 5 in the Arvida-built, 288-unit Fairway Bay condominium complex for $725,000 from Walter Baughman III, both a trustee and personal representative of the estate of Walter Baughman, of Livonia, Mich.
The three-bedroom, two-and-a-half-bath condominium was constructed in 1988 with 2,632 square feet of living area at 2110 Harbourside Drive on the bay side of the Longboat Key Club. The unit last sold for $410,000 in February 1988.
Grand Bay IV
Corinne Alphson, of Little Rock, Ark., sold her Unit 415 in Building IV at the 272-unit, six-building Grand Bay condominium to Diana and Kerry Helinger, of St. Petersburg, for $700,000.
The three-bedroom, three-and-a-half-bath condominium was constructed in 1999 with 2,143 square feet of living area. Alphson acquired the new condo for $495,000 in December 1999.
Country Club Shores Unit V
Beth Callans bought the home at 1125 Bogey Lane in Unit V of Country Club Shores from Elaine and Thomas Fuorry, of Sarasota, for $600,000. The three-bedroom, three-bath home was constructed in 1971 and has 2,367 square feet of living area and a swimming pool. The Fuorrys purchased the home for $360,000 in 1992.
Islander Club
At the 12-story, 140-unit Islander Club of Longboat Key, 2295 Gulf of Mexico Drive, there was one transaction in which Joan English, of London, sold her Unit 111-N to Leah and Rudolph Baron, of Medford, N.J., for $575,000.
The two-bedroom, two-bath condo was built in 1970 with 1,235 square feet of living area. English bought the apartment for $245,000 in June 1995.
Lido Towers
Shelby McMahan brought condominium Unit 102 at Lido Towers on Lido Beach at 1001 Ben Franklin Drive for $235,000 from Marcia Haggerty, of Syracuse, N.Y. The two-bedroom, two-bath apartment was built in 1980 with 1,224 square feet of living area. Haggerty paid $146,000 for the property in November 1998.
Gulf Beach
In 1977, the 42-unit Gulf Beach Condominium Hotel was constructed on Lido Beach at 930 Ben Franklin Drive. In a sale recorded the second week of January, George Buchanan, of Houston, sold his 475-square-foot apartment Unit 206 in Building 2 to Julianne Olsen for $209,900. The unit last sold for $40,000 in January 1978.
