Key Real Estate: Grand Bay condo sells for $1.1 million

Eldi and Denise Deschamps, of Valparaiso, Ind., sold Unit 403 at the 272-unit Grand Bay, located at 3030 Grand Bay Blvd. behind the Harbourside gates of the Longboat Key Club and Resort, to A. Jane Craighead and Stephen Bell, as co-trustees of the Cherry Family Trust, of St. Lambert, Quebec, for $1.1 million. The three-bedroom, three-and-a-half-bath condominium was built in 1989 and has 2,369 square feet of living space. The unit last sold for $1.01 million in March 2003.

The sale was the largest of the seven transactions recorded on Longboat, Lido, St. Armands and Bird keys for the week of July 12 through July 16, marking a drop from the previous two weeks, which had 13 sales and 14 sales. Of this week’s sales, five occurred on Longboat Key, including three on the Manatee County portion of the island, and one each occurred on Lido Key and St. Armands Key. The Grand Bay sale was the only transaction that exceeded $1 million.

The Shore
Michael Gallatin, of Annapolis, Md., sold Unit 303 at The Shore condominium, 5757 Gulf of Mexico Drive, to Nancy Appelblatt, of Sacramento, Calif., for $620,000. Built in 1973, the 1,561-square-foot unit has three bedrooms and two bathrooms. It last sold for $825,000 in August 2006.

Country Club Shores
Phyllis and T. Jack Black, 340 Gulf of Mexico Drive, sold their home at 513 Gunwale Lane in Unit III of Country Club Shores to Louis and Marcia Benson, of Stuart, for $507,500. The 2,159-square-foot home was built in 1967 and has three bedrooms, two-and-a-half bathrooms and a swimming pool. It last sold for $575,000 in May 2002.

Bailey-Dobson Subdivision
Phyllis Barth, 735 St. Judes Drive, sold the multi-family residential building at 650 and 660 Gulf Bay Road in the Bailey-Dobson subdivision to Felix and Margarita Plasencia, of Hawthorne, N.J., for $390,000. Built in 1969, the building has four units and 3,148 square feet of living space.

Longboat Harbour
Barbara and Edward Hulyk, of Houston, sold Unit 306 in Building E of the 300-unit Longboat Harbour, located in the 4400 block of Gulf of Mexico Drive, to Ruben Rivera and Marsha Akins, of New York City, as joint tenants, for $230,000. Built in 1969, the 928-square-foot condominium has two bedrooms and two bathrooms. It last sold for $72,000 in December 1987.

St. Armands Towers North
James Cameron, of Ancaster, Ontario, sold his half-interest in Apartment PH-1 at St. Armands Towers North, 1 Benjamin Franklin Drive, to Renata Lumsden, also of Ancaster, Ontario, for $457,500. Built in 1968, the unit has two bedrooms, two bathrooms and 1,389 square feet of living space. Cameron and Lumsden paid $875,000 for the residence in May 2009.

Lido Shores
Frank Pipers, of Sarasota, sold Unit 402 at Lido Shores, 350 S. Polk Drive, to Christopher and Janet Amstutz, of Bradenton, for $268,000. Built in 1977, the two-bedroom, two-bath unit has 1,036 square feet of living space. It last sold for $107,500 in November 1983.
