Country Club Shores home sells for $1,175,000

Stephen and Susan Hoffmann, of Anchorage, Ky., sold their home at 573 Cutter Lane in Unit IV of Country Club Shores to Steven Fraser, as trustee of the Fraser Family Trust, of Wheaton, Ill., for $1,175,000. The home was built in 1963 and has three bedrooms, three-and-a-half baths, a swimming pool and 3,629 square feet of living area. The home last sold for $850,000 in July 2000.

The sale was the largest of nine sales recorded at the Sarasota and Manatee county courthouses for the recording week of March 8 through March 12 on Longboat, Lido, St. Armands and Bird keys. Eight of the week’s transactions took place on Longboat Key, with three sales on the northern Manatee County side of the Key and five sales on the Sarasota County side.

In a second Country Club Shores sale, Gregg and Barbara Kaplan, 524 Schooner Lane, sold their home at 548 Outrigger Lane in Unit III of Country Club Shores to Alan and Sarah Burkhard, of Chesapeake City, Md., for $845,000. Built in 1965, the three-bedroom, two-bath house has a swimming pool and 1,744 square feet of living space. The home last sold for $815,000 in August 2002.

Land’s End condominium
James Schneiders, of Cherry Hills Village, Colo., and Diane Redding, of Short Hills, N.J., as successor trustees of the Schneiders Real Estate Trust, sold Unit 8 at Lands End condominium, 689 Lands End Drive, to Lesley Lebel for $1.05 million. The four-bedroom, three-and-a-half-bath condominium has 3,254 square feet of living space and was built in 2005. The unit last sold for $330,000 in May 2001.

Land’s End is at the northern-most tip of Longboat Key. The Mayers family began building its vacation home there in 1940 and moved there permanently in 1959. Michael Saunders & Co. founder and President Michael Saunders, daughter of Frank and Fran Mayers, who grew up on Land’s End, will speak at the Longboat Key Historical Society’s meeting at 7 p.m. Thursday, March 25, at Whitney Beach Deli & Wines, 6810 Gulf of Mexico Drive.

Bayou Circle
Local real-estate investor W. Howard Rooks, of Sarasota, sold the home at 3571 Bayou Circle, located behind the Harbourside gates of the Longboat Key Club and Resort, to Ihan and Carla Rodriguez, of Longboat Key, for $900,000. The 2,846-square-foot home was built in 1985 and has four bedrooms, three bathrooms and a swimming pool. Rooks paid $1.5 million for the property in January 2007.

Winding Oaks
Max and Joan Hullinger bought Unit 20 at Winding Oaks condominium, 3439 Winding Oaks Drive, from Frederick and Joan Smith, of Roswell, Ga., for $630,000. Built in 1988, the three-bedroom, three-bath unit has 2,679 square feet of living space. The condominium last sold for $475,000 in October 1998.

Beachplace
Glenn and Lori Johannesen, of Lutz, sold their Unit 203 at Beachplace condominium, 1125 Gulf of Mexico Drive, to Frederick Kulawiec, of Fair Haven, N.J., for $530,000. The condominium has two bedrooms, two baths and 1,503 square feet of air-conditioned space. The unit last sold for $660,000 in November 2004.
Beachplace was built in 1979 and is the second-largest condominium on Longboat Key with 336 units.

Sleepy Lagoon
Beth Lewis, of Hillsborough County, sold her home at 750 Norton St. in the north-Key Sleepy Lagoon subdivision to Timothy and Anne Johnson, of Wyzata, Minn., for $510,000. The two-bedroom, two-bathroom home was built in 1974 and has 1,683 square feet of air-conditioned space. The property last sold for $295,000 in May 1997.

St. Armands Circle
MBKK Properties Ltd., a Florida limited partnership, of Sarasota, conveyed the property at 18 S. Blvd. of the Presidents off of St. Armands Circle to 18 South St. Armands LLC for the mortgage balance of $309,854.87 encumbering the property. The 2,505-square-foot building was constructed in 1961. The building last sold for $1.2 million in August 2002.

St. Judes Drive
Kathryn Sand and Khalid Moutawakkil bought the home at 549 St. Judes Drive from 549 St. Judes LLC, of Sarasota, for $240,000. The 1,205-square-foot house has two bedrooms and one bathroom and was built in 1967. The home last sold for $399,000 in September 2004.
