Key Real Estate: Lido home sells for $2.2 million

Bombay Sarasota LLC, a New Jersey limited-liability company, sold the home at 1325 Westway Drive in the Lido C subdivision to David and Linda Hargreaves, of Coventry, R.I., for $2.2 million. The 2,731-square-foot home was built in 1947 and has three bedrooms, three-and-a-half baths and a swimming pool. The home sold for the same price in December 2007.

The transaction was the largest of 13 sales recorded between March 15 and March 19 on Longboat, Lido, St. Armands and Bird keys. All 13 sales took place in Sarasota County, with six sales on Longboat Key, four on Bird Key and three on Lido Key.

Beach Residences
Marc and Rebecca Jaffe, of Carmel, Ind., sold Unit 909 at the Ritz-Carlton Beach Residences, 1300 Benjamin Franklin Drive, Lido Key, to Steve and Anna Whaley for $1.82 million. The 3,352-square-foot unit has two bedrooms, three baths and was built in 2005. The residence last sold for $2.1 million in December 2005.

Bird Key
Ronald and Deborah Chapman bought the home at 444 Meadow Lark Drive on Bird Key from Rafael and Evelyn Carrion, of Sarasota, for $1.6 million. The 4,714-square-foot home was built in 2003 and has four bedrooms, three-and-a-half baths and a swimming pool. The home last sold for $2.35 million in January 2005.

In another Bird Key sale, Manuel and Erika Joaquim, of St. Louis, paid $1.35 million for the home at 456 Meadow Lark Drive to Florida Empire Properties LLC. Built in 1971, the home has three bedrooms, three baths, two half-baths, a swimming pool and 2,774 square feet of living space. The home last sold for $950,000 in August 2008.

Also on Bird Key, Matthew and Suzanne Meister, of Sarasota, sold their home at 115 Warbler Lane for $1,325,000. The buyers were Roger and Carole Chrisman, who received an undivided 25% interest, and Aleta Chrisman, as trustee for the Irene L. Chrisman Revocable Living Trust. The four-bedroom, three-bath home with a swimming pool was built in 1968 and has 2,992 square feet of living space. The home last sold for $407,000 in April 1997.

In the week’s final sale on Bird Key, Anna Kaminski, of Sarasota, sold her home at 547 Blue Jay Place to Frances Geary for $1 million. The three-bedroom, three-bath home, with a swimming pool has 2,754 square feet of living area, was built in 2007. The property last sold for $669,000 in April 2005.

Sanctuary
Sue Steiner, of Highland Park, Ill., paid $1,175,000 to Arthur Fishman, of Hollywood, and Bernard Fishman, of Aventura, for Unit A-401 in Sanctuary II, 565 Sanctuary Drive, located behind the Islandside gates of the Longboat Key Club and Resort. Built in 1989, the unit has three bedrooms, two-and-a-half baths and 2,580 square feet of air-conditioned living space. The condominium last sold new for $480,000 in January 1990.

At Sanctuary I, 575 Sanctuary Drive, Edith Wolf, of Highland Park, Ill., sold Unit A-203 to Robert and Marcia Hend- ler for $725,000. The 1,823-square-foot condominium has three bedrooms and two-and-a-half baths. The unit last sold for $455,000 in August 1998.

Bay Isles
Stephen Sundheimer, of Sarasota, and Lorri Sundheimer, of Las Vegas, sold the home at 3421 Bayou Sound, in the Bay Isles Unit II subdivision located behind the Harbourside gates of the Longboat Key Club and Resort, to Aureza Kachooie, of Thornhill, Ontario, for $900,000. Built in 1983, the 3,768-square-foot home has three bedrooms, three bathrooms and a swimming pool. The home last sold for $440,000 in January 1989.

Seaplace
Sue Steiner, of Highland Park, Ill., sold Unit G4-203A in Unit III of Seaplace, 1975 Gulf of Mexico Drive, for $570,000 to Jeffrey and Susan Schwartz, of Buffalo, N.Y. The two-bedroom, two-bath unit was built in 1977 with 1,257 square feet of air-conditioned living space. The condominium last sold for $84,000 in July 1996.
In a second Seaplace sale, J. Michael Weldon, of Largo, sold Unit G2-301-C in Unit I, 2055 Gulf of Mexico Drive, to Peter and Beth Maser, of Potomac, Md., for $226,000. Built in 1974, the two-bedroom, one-bath condominium has 933 square feet of living space. The residence last sold for $116,000 in May 1998.

Harbour Oaks
M. James Spitzer Jr. and Thomas Spitzer, as co-trustees of the M. James Spitzer Jr. Revocable Trust, of New York City, sold Unit 205 in Building 2 of Harbour Oaks condominium, 2231 Harbourside Drive, to Gage McNally LLC for $390,400. The three-bedroom, four-bath home has 2,219 square feet of living space and was built in 1984. The home last sold for $360,000 in September 1992.

Lido Harbour Towers
Barry and Laine Cooper, of Ottawa, Ontario, sold Unit 706 of Lido Harbour Towers, 1770 Ben Franklin Drive, to Jay and Marlene Wahlberg for $390,000. Built in 1970, the two-bedroom, two-bath condominium has 1,211 square feet of living space. The residence last sold for $335,000 in August 2000.
