Beach Residences unit sells for $2.65 million

For the week of May 10 through May 14, 10 transactions were recorded on Longboat, Lido, St. Armands and Bird keys at the Sarasota and Manatee county courthouses. This week’s sales included five on Lido Key, four on Longboat Key, and one on Bird Key.

Lido Key
In the top sale of the week, Robert and Lourdes Ziegenfuss, of Sarasota, sold Unit 401 at the Ritz-Carlton Beach Residences, 1300 Benjamin Franklin Drive on Lido Key, for $2.65 million to Daniel and Julie McGuire, of Old Field, N.Y. Built in 2005, the 4,194-square-foot condominium has three bedrooms and three-and-a-half bathrooms. It last sold for $1.9 million in December 2005.

In a second Lido Key sale, Gertrude Margolick, of Sarasota, sold Unit 11-D at Lido Regency, 1700 Benjamin Franklin Drive, to John and Milagros Holland, of Odessa, for $540,500. The two-bedroom, two-bath unit was built in 1968 with 1,492 square feet of living area. The condominium last sold for $649,000 in June 2004.

Lene and Henning Rotwitt and Anna Rotwitt sold Unit 201 at Lido Harbour Towers, 1770 Benjamin Franklin Drive, to Stampede Holdings Limited, an international business company incorporated in the Bahamas, for $429,300. The two-bedroom, two-bath unit has 1,413 square feet of living space. It last sold for $517,500
in September 2003. Lido Harbour Towers was constructed in 1970.

In another Lido Harbour transaction, Evelyn Hutton, of Sault Ste. Marie, Ontario, sold Unit 703 to Barbara Cincotta, of Medfield, Mass., for $171,250. The 1,168-square-foot condominium has two bedrooms and two bathrooms. The unit last sold for $115,000 in May 1983.

Also on Lido Key, Dragoljub Konatar, of Edison, N.J., sold Unit 205 of Lido Dorset condominium, 475 Benjamin Franklin Drive, to Lydia Oldja, of Totowa, N.J., for $331,500. Built in 1963, the 593-square-foot apartment has one bedroom and one bathroom. It last sold for $410,000 in June 2005.

Promenade
Mary Jane Rincker, of Neoga, Ill., sold Unit 811 at 120-unit Promenade, 1211 Gulf of Mexico Drive, to Seymour and Jayne Weiss, 5055 Gulf of Mexico Drive, for $1.1 million. Built in 1985, the 2,273-square-foot residence has three bedrooms and three bathrooms. The unit sold for $900,000 in February
2002.

The Privateer
Frank Sardone and Susan Fall, of Kalamazoo, Mich., sold Unit 406 at the 116-unit Privateer condominium, 1000 Longboat Club Road, to Adel Sidaros, of Nepean, Ontario, for $365,000. The one-bedroom, two-bathroom condominium with 1,080 square feet of living space was built in 1972. It last sold for $605,000 in May 2005.

Longboat Harbour
David and Phyllis Kee, of Framingham, Mass., sold Unit F-303 at 4360 Chatham Drive at the 300-unit Longboat Harbour for $202,000 to Roger Blake, of Alexandria, Va. The 928-square-foot unit has two bedrooms and two bathrooms and was built in 1969. The residence last sold for $70,000 in December 1986.

Cedars West
Evelyn Keeney, of Taylor Mill, Ky., sold her half-interest in Unit 105-A at the 56-unit Cedars West, 5655 Gulf of Mexico Drive, to Darrell and Cynthia Cox, of Villa Hills, Ky., via a quit-claim deed for $119,670.57, which was half of the existing mortgage principal balance. Built in 1975, the two-bedroom, two-bath apartment has 1,274 square feet of living space. It last sold for $230,000 in February 1995.

Bird Key
Barbara Beaty, of Sarasota, sold her home at 404 E. Royal Flamingo Drive on Bird Key to Kenneth and Julie Hocker for $712,500. Built in 1969, the 2,988-square-foot home has four bedrooms, three bathrooms and a swimming pool. The property sold for $395,000 in April 2000.
