Key Real Estate: Sales climb to 17 during first week of November

Sales nearly tripled between the last week of October and the first week in November, with 17 sales recorded on Longboat, Lido, St. Armands and Bird keys during the week of Nov. 1 and Nov. 5, compared to six during the previous week. Recorded at the Manatee County Courthouse were nine sales, four of which took place in the 35-unit Silver Sands. At the Sarasota County Courthouse, five Longboat Key transactions were recorded, in addition to two St. Armands Key transactions and one Lido Key sale. Two of the week’s sales exceeded $1 million.

Peter and Suzanne Douglas, of Sarasota, sold their home at 414 N. Washington Drive in the St. Armands Division of the John Ringling Estates to Barbara Lansink and Stewart Wallace, co-trustees, of Hanover, Ontario, for $2.3 million. Built in 2002, the waterfront 3,454-square-foot home has five bedrooms, four-and-a-half bathrooms and a swimming pool. It last sold for $2,039,000 in May 2004.
Sanctuary

Roy and Sandra McConnell, 1300 Ben Franklin Drive, sold Unit B-704 in Sanctuary III, 545 Sanctuary Drive, to Philip and Gail Savopolous, of Christiansted, St. Croix, in the U.S. Virgin Islands, for $1.5 million. Built in 1991, the 3,115-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $840,000 in June 2002.

Silver Sands
At the 35-unit Silver Sands, 5841 Gulf of Mexico Drive, Superior Bank, successor by merger to People’s Community Bank of the West Coast, sold Units 245, 253, 255 and 257 to FL Silver Sands LLC, of Sarasota, for $275,000 each, for a total $1.1 million. Built in 1972 and remodeled in 2004, the 760-square-foot units have two bedrooms and two bathrooms. According to the Manatee County Property Appraiser’s website, the units were part of a $1.34 million multi-unit sale in March 2005.

Promenade
Christa and William Kilgore Jr., of Bristol, Va., sold Unit 706 at the 120-unit Promenade, 1211 Gulf of Mexico Drive, to Frank and Michele Mandell, of Pittsburgh, for $800,000. Built in 1985, the 1,598-square-foot unit has two bedrooms and two bathrooms. It last sold for $650,000 in February 2009.

Buttonwood Cove
Thomas and Kathleen Carroll, 5380 Gulf of Mexico Drive, sold Unit 301 in Building C of the 56-unit Buttonwood Cove, 3540 Gulf of Mexico Drive, to James and Elaine Dole, of Penfield, N.Y., for $435,000. Built in 1980, the 1,486-square-foot unit has three bedrooms and two bathrooms. It last sold for $305,000 in January 1999.

Inn on the Beach
James Danto, trustee, of Troy, Mich., sold Unit 3306 at 230 Sands Point Road in the 221-unit Inn on the Beach to Jonathan and Carlen Mines, of Palm Harbor, for $410,000. The 725-square-foot unit was built in 1982. It last sold for $215,000 in October 1988.

Harbour Links
Gayle Stipe, of Mason, Ohio, sold Unit 2011 in Building D at the 56-unit Harbour Links at Longboat Key Club to Murray and Sylvia Scheiner, of Sarasota, for $379,500. Built in 1989, the 1,945-square-foot unit has three bedrooms and three bathrooms. It last sold for $372,500 in July 2000.

Longboat Harbour Towers
LBK Harbour 1001 LLC, a Florida limited-liability company with a Hamden, Conn., address, sold Unit 1001 at the 73-unit Longboat Harbour Towers, 4401 Gulf of Mexico Drive, to Flavio Riva, of Sarasota, for $375,000. Built in 1972, the 1,314-square-foot unit has two bedrooms and two bathrooms. It sold for $845,400 in April 2005.

Longboat Harbour
Karen Catuogno, of Carmel, N.Y., sold Unit 306 at 4320 Falmouth Drive in the 300-unit Longboat Harbour to Thomas Medland, of Shomberg, Ontario, and Tracey Bourgon, of Newmarket, Ontario, as tenants-in-common, for $300,000. Built in 1969, the 1,092-square-foot unit has two bedrooms and two bathrooms. It last sold for $285,000 in March 2001.

Diplomat
Francis Simons, of Charleston, S.C., sold Unit 242 at the 55-unit Diplomat Resort, 3155 Gulf of Mexico Drive, to Edward, Nancy, Martin, Christopher and Nicholas Tattersall, all of Cheshire, England, for $269,000. The 680-square-foot unit has one bedroom and one bathroom. It last sold for $49,000 in October 1978.

Also at the Diplomat Resort, Eddie and Glenna Deskins, of St. Louis, sold Unit 245 to Kim and Virginia Christiansen, of Dania Beach, for $227,500. The unit also has 680 square feet, one bedroom and one bathroom. It last sold for $122,000 in May 2002.
The Diplomat was built in 1960.

Longboat Terrace
Matthew and Sandra Gault, of Odessa, sold Unit 302-D at the 45-unit Longboat Arms, 3330 Gulf of Mexico Drive, to Kenneth and Itina Lehat, of Great Neck, N.Y., for $264,000. Built in 1971, the 1,362-square-foot unit has two bedrooms and two bathrooms. It last sold for $300,000 in March 2003.

Banyan Bay Club
U.S. Bank National Association, trustee, sold the Gulf-side Unit 303 at 5265 Gulf of Mexico Drive in Banyan Bay Club, which has 18 Gulf-side units and 26 bayside units, to Barbara Pence, of Little Rock, Ark., for $245,000. Built in 1974, the 1,128-square-foot unit has two bedrooms and two bathrooms. It sold for $200,000 in May 1999 before U.S. Bank National Association took its certificate of title in an August foreclosure.

St. Armands
John and Mary MacKeith, of Cedar Grove, N.J., sold Unit PH-2 at St. Armands Towers North, 1 Benjamin Franklin Drive, to Michael Swinford, of Chicago, for $845,000. Built in 1968, the 1,389-square-foot unit has two bedrooms and two bathrooms. It last sold for $348,000 in March 1998.

Lido Key
Cynthia Stasiak, of Parrish, sold her home at 712 Blvd. of the Presidents in the Lido Beach Division B of the John Ringling Estates to Robert and Judith Weisser, of Colorado Springs, Colo., for $377,000. Built in 1950, the 1,701-square-foot home has two bedrooms and two bathrooms. It sold for $355,000 in April 2003.
