Key Real Estate: ScoopDaddy's building sells for $1.6 million

WHR III LLC, a Florida limited-liability company registered to local real-estate investor W. Howard Rooks, of Lido Key, sold the building occupied by ScoopDaddy’s Gourmet Ice Cream at 19C N. Blvd. of the Presidents, on St. Armands Circle, to D&N Florida LLP, a Florida limited-liability company registered to David and Leslie Snyder, of White Plains, N.Y., for $1.6 million. ScoopDaddy’s will remain in its current location, according to owner Peter Beauchamp. The building has 3,131 square feet of air-conditioned space and was built in 1963. It last sold for $2 million in June 2006.

The sale was the largest of the six real-estate sales recorded on Longboat, Lido, St. Armands and Bird keys during the week of Sept. 20 through Sept. 24 at the Sarasota and Manatee county courthouses. In addition to the St. Armands Circle commercial transaction, five residential sales occurred on Longboat Key, one of which occurred on the Manatee County side of the island. This week’s sales total is double that of last week, during which just three sales occurred — a year-to-date low. The St. Armands sale was the only transaction that exceeded $1 million.

Bay Isles
In the week’s largest residential transaction, Caroline Gottschalk, personal representative of the estate of Allan Bergman, of Short Hills, N.J., sold the home at 3395 Bayou Lane in the Bay Isles II subdivision to David and Helen Purvis and Omid Jalili Ebrahim-Pour and his wife, Masoumeh Sadeghi, of Toronto, Canada, for $650,000. Built in 1986, the 2,436-square-foot home has three bedrooms, three bathrooms and a swimming pool. It last sold for $484,500 in July 2000.

Spanish Main Yacht Club
Mili Bonsignori and Cindy Tendler, of Treasure Island, sold Unit 39 at 813 N. Spanish Drive in the 212-unit Spanish Main Yacht Club to Cathy Higginbotham, of Richmond, Ky., for $205,000. Built in 1969, the 1,399-square-foot unit has two bedrooms and two bathrooms. It last sold for $434,000 in March 2006.

Fairway Bay
Gylfi and Svala Thorlacius, of Reykjavik, Iceland, sold Unit 215 at Fairway Bay I, 1932 Harbourside Drive, to GT eignir ehf, an Icelandic corporation, for $375,000. Built in 1982, the 1,270-square-foot unit has two bedrooms and two bathrooms. It last sold for $350,000 in May 2004.

Bay Harbour Apartments
William and Patricia Wright, of New Castle, Pa., sold Unit 206 at Bay Harbour Apartments, 450 Gulf of Mexico Drive, to Alan and Mary Wilson, of Edinburgh, Scotland, for $320,000. The 1,194-square-foot unit was built in 1970 and has two bedrooms and two bathrooms. It last sold for $167,500 in August 1999.

The Colony Beach & Tennis Resort
Jette Pidgeon and Martin Garding, of Huntsville, Ala., sold Unit 202-N at The Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to Sheldon and Carol Rabin, of Great Neck, N.Y., for $150,000. The 1,128-square-foot unit was built in 1973. It last sold for $250,000 in April 2001.
