Key Real Estate: Sales soar to 14 during final week of September

Key real-estate transactions jumped to 14 during the week of Sept. 27 through Oct. 1, more than double the previous week’s total of six. Of the 14 sales recorded at the Sarasota and Manatee county courthouses, 10 occurred on Longboat Key, including two in Manatee County, two took place on Bird Key, and one each occurred on St. Armands and Lido keys. Four of this week’s sales were for $1 million or more.

Queens Harbour
Ronald and Darcy Gue, of Deer Isle, Maine, sold their home at 3556 Fair Oaks Lane at the 102-unit Queens Harbour, formerly known as Manchester Bay and located behind the Harbourside gates of the Longboat Key Club and Resort, to Leah Soderblom for $2.18 million. The 5,007-square-foot home was built in 1996 and has three bedrooms, four-and-a-half baths and a swimming pool. It last sold for $2,408,000 in September 2004.

L’Ambiance
Melvin and Priscilla Furst, of York, Maine, sold Unit K-506 at L’Ambiance, 401 Longboat Club Road, located behind the Islandside gates of the Longboat Key Club and Resort, to 834564 Ontario Ltd., an Ontario, Canada, corporation with a Toronto address, for $1.6 million. Built in 1994, the 2,634-square-foot unit has two bedrooms and two-and-a-half bathrooms. It last sold for $737,286 in April 1994.

Longboat Key Towers
W. Gar and Margaret Richlin, of Columbia, Md., sold Unit S-403 at the 88-unit Longboat Key Towers, located behind the Islandside gates of the Longboat Key Club and Resort at 601 Longboat Club Road, to William Foster and his wife, Lisa Whitney, of St. Davids, Pa., for $830,000. Built in 1970, the 1,458-square-foot unit has two bedrooms and two bathrooms. It last sold for $925,000 in February 2005.

Winding Oaks
Robert and Carole Madden, of Kennebunkport, Maine, sold their home Unit 37 at 3462 Winding Oaks Drive in the 56-unit Winding Oaks, located behind the Harbourside gates of the Longboat Key Club and Resort, to James and Cheryl Viera, of Eden Prairie, Minn., for $689,000. Built in 1988, the 2,732-square-foot unit has three bedrooms and three bathrooms. It last sold for $742,500 in May 2006.

Inn on the Beach
Dunham Family Limited Partnership, of Greenwood, Ind., sold Unit 3505 at the 221-unit Inn on the Beach, located behind the Islandside gates of the Longboat Key Club and Resort, to Sisler Sands Point LLC, a Georgia limited-liability company with an Alpharetta, Ga., address, for $436,250. Thomas Dunham, general partner of the Dunham Family Limited Partnership, signed the deed of sale. The 634-square-foot unit was built in 1982. It last sold for $148,800 in September
1982.

Sands Point
Carolann Sinclair, of Sarasota, sold Unit 326 at the 78-unit Sands Point, located behind the Islandside gates of the Longboat Key Club and Resort, to Vincent Cavallo, a single man, and Daniel Cavallo, a married man, as tenants in common, of Lancaster, Pa., for $325,000. Built in 1966, the 1,492-square-foot unit has one bedroom and two bathrooms. It last sold for $140,000 in February 1995.

Longboat Harbour
Scott and Tina Muller, of Glen Ellyn, Ill., sold Unit 101 in Building E at 4350 Chatham Drive in the 300-unit Longboat Harbour to Blair Tucker and Jennifer Clarke, of Indianapolis, as tenants in common, for $260,000. Built in 1969, the two-bedroom, two-bath unit has 1,092 square feet of living space. It last sold for $305,000 in December 2002.

Seaplace
Roy and Helen Diton sold Unit M1-203-G at 2045 Gulf of Mexico Drive in Phase II of the 461-unit Seaplace to Bernard Blankenheimer and Judith Nelson, 3476 Mistletoe Lane, as tenants in common, for $250,000. Built in 1974, the 1,076-square-foot unit has two bedrooms and two bathrooms. It last sold for $335,000 in April 2004.

Pelican Harbour & Beach Club
Kathryn Myers, of Evergreen, Colo., signed over her interest in Unit C-2 at the 65-unit Pelican Harbour & Beach Club, 4234 Gulf of Mexico Drive, via quit-claim deed to Tracy Bibler, of Lafayette, Ind., for $118,825. Built in 1973, the 1,150-square-foot unit has two bedrooms and one bathroom. It last sold for $165,000 in May 1997.

The Colony Beach & Tennis Resort
Shirley Sivitz, of Elkins Park, Pa., sold Unit 148-S at the 232-unit Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to Andrea Brown, trustee of the ACG Team Trust of Ann Arbor, Mich., for $60,000. The 705-square-foot unit was built in 1973.

The Beach at Longboat Key
Kevin Migone, Michael Gallatin and Harry Migone sold Unit 220 at the Beach at Longboat Key, 3465 Gulf of Mexico Drive, to FP the Beach LLC, a Florida limited-liability company registered to Fred Cochran, of Sarasota, for $100,000. Built in 1950, the unit has 275 square feet of living space. It last sold for $250,000 in June 2006.

Bird Key
Gary Barrack, of Sarasota, sold his home at 449 E. Royal Flamingo Drive, on Bird Key, to William Manning and Ruth Mickelson, of St. Paul, Minn., for $1,425,000. Built in 1969, the 3,485-square-foot home has four bedrooms, three-and-a-half bathrooms and a swimming pool. It last sold for $740,500 in July 1997.

In a second Bird Key sale, Sean and Jennifer Stumler, of Floyd Knobs, Ind., sold the home at 484 Meadow Lark Drive to SPE#10 LLC, a Florida limited-liability company with a Sarasota address, for $1 million. Built in 1968, the 2,206-square-foot home has two bedrooms, three bathrooms and a swimming pool. It last sold for $1,665,000 in March 2005.

Lido Beach Club
Martin and Nance Liebgott, of New York City, sold Unit 1107 at Lido Beach Club, 1212 Benjamin Franklin Drive, to Robert and Joanne Brown, of Toronto, for $530,000. Built in 1974, the 1,421-square-foot unit has two bedrooms and two bathrooms. It last sold for $290,000 in May 2002.

St. Armands Towers
Stephanie Kanellos McCulloch, her husband, Garry McCulloch, and Nancy Kanellos sold Unit 74 at St. Armands Towers, 101 Benjamin Franklin Drive, to Marco and Maria Rocca, of Oshawa, Ontario, for $415,000. Built in 1968, the 1,320-square-foot unit has two bedrooms and two bathrooms. It last sold for $635,000 in October 2005.
