Key Real Estate: Sales drop to four during second week of October

Sales fell for the third week in a row on Longboat, Lido, St. Armands and Bird keys. During the week of Oct. 11 through Oct. 15, just four transactions were recorded at the Sarasota and Manatee county courthouses, down from last week’s total of eight and the previous week’s 14 sales. Two of this week’s sales occurred on Longboat Key, one of which was an intrafamily transaction, and one each took place on Lido and Bird keys. None of the week’s transactions exceeded $1 million.

Beaches of Longboat Key South
In the week’s largest sale, Lynn and Linda Foltz, of Canonsburg, Pa., sold Unit 304 at The Beaches of Longboat Key South, 775 Longboat Club Road, to Michael Foulkes and his wife, Linda Brennan, of Etobicoke, Ontario, for $580,000. Built in 1984, the 1,602-square-foot unit has two bedrooms and two bathrooms. It last sold for $750,000 in April 2006.

Longboat Key Towers
In an intrafamily transaction Patrick Lewtas, of Toronto, Canada, sold his one-third interest in Unit 803S at the 88-unit Longboat Key Towers, 601 Longboat Club Road, located behind the Islandside gates of the Longboat Key Club and Resort, to Joanne and Amy Lewtas, also of Toronto, for $225,623. Built in 1970, the 1,458-square-foot unit has two bedrooms and two bathrooms. It last sold for $275,000 in October 1981.

Lido Beach Club
Nadine Dugue, of Neuille-sur-Seine, France, sold Unit 807 at Lido Beach Club, 1212 Benjamin Franklin Drive, to Dale Asplund and his wife, Michele Ulrich-Asplund, of Southbury, Conn., for $450,000. Built in 1974, the 1,421-square-foot unit has two bedrooms and two bathrooms. It last sold for $430,000 in February 2001.

Bird Key
Sharon and Alfred Forrest II, 540 Spoonbill Drive, sold the home at 452 E. Royal Flamingo Drive on Bird Key to Rene DiPinto for $410,000. Built in 1964, the 2,140-square-foot home has three bedrooms and two bathrooms. It last sold for $539,000 in May 2004.
