Lido property sells for $2.6 million

William and Sandra Ruppert, of Overland Park, Kan., sold the waterfront Lot 4 and southeast corner of Lot 6 on Westway Drive in the Lido C Subdivision of the John Ringling Estates to Modus Operandi Partners LLC, a Florida limited-liability company with a Bradenton address, registered to Louis Najmy, of Bradenton, for $2.6 million. The property sold for $3.1 million in December 2000.

The sale was the largest transaction for the week of Aug. 16 through Aug. 20 on Longboat, Lido, St. Armands and Bird keys. Of the week’s six sales, four occurred on Longboat Key, including the sale of the former Longboat Key, Lido Key, St. Armands Key Chamber of Commerce building (see box below), and two occurred on Lido Key. Of the week’s sales, two exceeded $1 million.

Bay Isles
Marvin Kocian, of Northfield, Ill., sold his home at 3611 Bayou Circle in the Bay Isles subdivision to Paul Carreiro and Kimberley Pelyk, as joint tenants with rights of survivorship, both of Chicago, for $1,181,500. Built in 2000, the 3,674-square-foot home has four bedrooms, four-and-a-half bathrooms and a swimming pool. It last sold for $285,000 in June 1997.

Country Club Shores
Betty and George Peters, 700 John Ringling Blvd., sold their home at 541 Putting Green Lane in Country Club Shores Unit V to John Curp for $541,500. The canal-front home was built in 1966 and has three bedrooms, two bathrooms and 2,741 square feet of living space. It last sold for $96,500 in June 1978.

Aquarius Club
Edward and Judith Shelton, of Hamilton, Ohio, sold Unit 2-H at the 59-unit Aquarius Club, 1701 Gulf of Mexico Drive, to Ken Bull, of Wheaton, Ill., for $510,000. The 1,551-square-foot condominium was built in 1975 and has two bedrooms and two bathrooms. The unit last sold for $515,000 in April 2007.

Lido Key
Robert Arra, of Cape Neddick, Maine, sold Unit 16 at Embassy Villa, 800 S. Blvd. of the Presidents, to Edward Kestel, of Richmond Hill, N.Y., for $280,000. Built in 1972, the 1,090-square-foot unit has two bedrooms and two bathrooms. It last sold for $380,000 in March 2007.

Former LLSA Chamber of Commerce building on north end sells for $533,900
PFG Asset Management LLC bought the building at 6960 Gulf of Mexico Drive, which was formerly occupied by the Longboat Key, Lido Key, St. Armands Key Chamber of Commerce and Longboat Key Historical Society, for $533,900 from First Bank, as successor by merger to Coast Bank of Florida.

The chamber operated out of the 4,756-square-foot building from 2004 to 2008. The building was last purchased by Andrew Vac, broker/owner of Re/Max Excellence, who paid $775,000 for it in October 2004.

Jim Price, of PFG Asset Management, said that company leaders could move one of their offices into the building or lease the building to a bank.

“Presently, we’re undecided as to whether to move the office or not,” he said.

Tierney Foster, of Keller Williams Realty, was the selling agent. Barry Grooms, of Re/Max Alliance Group, was the listing agent.
