Longboat, Lido, St. Armands and Bird key real-estate activity shot up from March 28 through April 1, with 24 sales recorded at the Sarasota and Manatee county courthouses, compared to 14 during the previous week. The week had more transactions than any other week thus far in 2011. The previous year-to-date peak was the week of Feb. 7 through Feb. 11, which had a total of 18 sales.

Of this week’s sales, 15 occurred on Longboat Key, including five in Manatee County; five took place on Lido Key; and two each occurred on St. Armands Key and Bird Key. Three of the week’s sales exceeded $1 million.

Water Club
Herschel and Rebecca Peddicord, of Brooksville, Wis., sold Unit PH04 at the Water Club I, 1241 Gulf of Mexico Drive, to Michael and Elizabeth Roth, of St. Cloud, Minn., for $1,879,000. Built in 1996, the 3,045-square-foot unit has three bedrooms and four bathrooms. It last sold for $2,625,000 in June 2006.

L’Ambiance
James and Donna Miller sold Unit L-707 at L’Ambiance, 435 L’Ambiance Drive, located behind the Islandside gates of the Longboat Key Club and Resort, to John and Deborah Petchul, of Oakland, Mich., for $1.6 million. Built in 1994, the 2,385-square-foot unit has two bedrooms and three-and-a-half bathrooms. It last sold for $752,500 in April 1994.

Privateer South
Thomas and Jodi Jennett, of Clarkston, Mich., sold Unit 801 at the Privateer South, 1000 Longboat Club Road, to Marc and Nancy Bazilian, of Old Lyme, Conn., for $585,000. Built in 1979, the 1,409-square-foot unit has two bedrooms and two bathrooms. It last sold for the identical amount of $585,000.

Inn on the Beach
Michael and Syndey Cresci, of Lafayette, Calif., sold Unit 6401 at the 221-unit Inn on the Beach, 225 Sands Point Road, to Kit Burkich, of Queensbury, N.Y., for $567,200. The 1,239-square-foot unit was built in 1983. It last sold for $900,000 in June 2006.

Also at Inn on the Beach, Walter Teske and Kathleen Lowry, husband and wife, of Hopkins, Minn., sold Unit 2205 at 210 Sands Point Road to George and Jeanne Manser, of Sarasota, for $345,000. The 655-square-foot unit was built in 1982. It last sold for $435,000 in April 2005.

Longboat Beach House
Gustavo and Marta Arrojo, of Bradenton Beach, sold Unit 404 at the 22-unit Longboat Beach House, 4311 Gulf of Mexico Drive, to Unit 403 GOM LLC, a Florida limited-liability company with an Edina, Minn., address, for $532,000. Built in 1977, the 1,293-square-foot unit has two bedrooms and two bathrooms. It last sold for $380,000 in May 2001.

Grand Bay
Thomas and Mary Jane Longwell, 3010 Grand Bay Blvd., sold Unit 634 at Grand Bay VI, 3070 Grand Bay Blvd., to John and Katharine Pan, of Bethesda, Md., for $480,000. Built in 1995, the 1,329-square-foot unit has two bedrooms and two bathrooms. It last sold for $680,000 in June 2004.

Sleepy Lagoon
Robert and Jayne Kirk sold their home at 586 Lyons Lane in the Sleepy Lagoon subdivision to Mario and Cathy Grippi, of Wilton, Conn., for $439,000. Built in 1977, the 1,550-square-foot home has three bedrooms and two bathrooms. It last sold for $272,000 in October 1996.

Aquarius Club
Sheila Watson-Challis and Angela Jennings, of Harpenden, England, sold Unit 2-G at the 59-unit Aquarius Club, 1701 Gulf of Mexico Drive, to Stephen Thompson, of Glen Haven, Nova Scotia, for $410,000. Built in 1975, the 1,551-square-foot unit has two bedrooms and two bathrooms. It last sold for $475,000 in March 2008.

Bayport Beach & Tennis Club
Patricia Owen sold Unit 804 in Building E-1 at the 136-unit Bayport Beach & Tennis Club, 804 Bayport Way, to Jack Rubin, who purchased a 67% interest, and Lenore Rubin, who purchased a 33% interest, both of Pittsfield, Mass., as tenants in common, for a total of $380,000. Built in 1981, the 1,601-square-foot unit has two bedrooms and two bathrooms. It sold for $350,000 in April 2001.

Egret Longbeach
Anne Gunderman, of Snyder, N.Y., sold Unit 21 at Egret Longbeach, 7155 Gulf of Mexico Drive, to Hubbard and Joan Erickson, of Downers Grove, Ill., for $380,000. Built in 1974, the 1,352-square-foot unit has two bedrooms and two bathrooms. It last sold for $225,000 in January 1997.

Fairway Bay
Seneca Realty Co., of Pittsburgh, sold Unit 136 in Building M-1 in Fairway Bay I, 1930 Harbourside Drive, to E. Wayne and Barbara Foley, of Chagrin Falls, Ohio, for $375,000. Built in 1982, the 1,270-square-foot unit has two bedrooms and two bathrooms. It last sold for $400,000 in November 2005.

Northgate of Longboat Key
Martin and Jane Albaum, of Sarasota, sold Unit 5 at the nine-unit Northgate of Longboat Key, 490 North Shore Road, to Eloy Burciaga, of Chicago, for $285,000. Built in 1978, the 1,350-square-foot unit has two bedrooms and two bathrooms. It last sold for $270,000 in October 1999.

Seaplace
Gayle and Betty Johnson, of Louisville, Ky., sold Unit 106A in Building G-2 at Seaplace I, 2055 Gulf of Mexico Drive, to Elia and Maria Pozantidis, of Buffalo, N.Y., for $275,000. Built in 1974, the 1,257-square-foot unit has two bedrooms and two bathrooms. It last sold for $278,500 in August 2002.

Whitney Beach condominium
Joyce Wiese, of Bradenton, sold Unit 116 at the bayside phase of the 137-unit Whitney Beach condominium, 6700 Gulf of Mexico Drive, to Frank Doan, of Fort Erie, Ontario, for $260,000. Built in 1969, the 1,350-square-foot unit has two bedrooms and one bathroom.

Bird Key
David and Michelle Sylvester, 100 S. Warbler Lane, sold their home at 121 S. Warbler Lane to Janis Heaphy, of Sun Valley, Idaho, for $1.05 million. Built in 1973, the waterfront 2,424-square-foot home has two bedrooms, two bathrooms and a swimming pool. It last sold for $1.1 million in December 2008.

Also on Bird Key, Sarasota Early Retirement Inc., a Florida corporation as trustee for the Lindsay Bkia Properties Trust, of Sarasota, sold the home at 529 Blue Jay Place to Robert Cape for $460,000. Built in 1965, the 1,663-square-foot home has three bedrooms, two bathrooms and a swimming pool. It last sold for $650,000 in September 2004.

Lido Beach Club
Steve and Kathy Pervan, of Orland Park, Ill., sold Unit 402 at Lido Beach Club, 1212 Benjamin Franklin Drive, to Guy and Nancy Votta, of Woodbine, Md., for $665,000. Built in 1974, the 1,532-square-foot unit has two bedrooms and two bathrooms. It last sold for $310,000 in May 1999.

Also at Lido Beach Club, Eli Neipris, of Chevy Chase, Md., sold Unit 809 to Susan Von Borsig, of Swarthmore, Pa., for $500,000. Built in 1974, the 1,812-square-foot unit has two bedrooms and two bathrooms. It last sold for $215,000 in April 1998.

Lido Surf and Sand
William Ross Jr. and his wife, Peri, of Duluth, Minn., sold Unit 706 at Lido Surf and Sand, 1102 Benjamin Franklin Drive, to James Hermann, of Livonia, Mich., for $417,500. Built in 1976, the 1,213-square-foot unit has two bedrooms and two bathrooms. It last sold for $655,000 in December 2005.

Arlington House of Lido Harbour
Robert and Sharron Hughes, of Frisco, Texas, sold Unit PH-4 at Arlington House of Lido Harbour, 1900 Benjamin Franklin Drive, to Reid and Elizabeth Brubaker, of Gallipolis, Ohio, for $399,000. Built in 1967, the 918-square-foot unit has two bedrooms and two bathrooms.

Seaview House, Lido Harbour South
Leland and Virginia Miles, of Sarasota, sold Unit 507 at Seaview House, Lido Harbour South, 2110 Benjamin Franklin Drive, to Nina Goldin, a married woman, and Emily Goldin, a married woman, of Westminster, Colo., as joint tenants with full rights of survivorship, for $368,000. Built in 1968, the 1,357-square-foot unit has two bedrooms and two bathrooms. It last sold for $190,000 in May 1998.

Key Towers South
Pat Silecchia sold Unit 2A at Key Towers South, 1750 Benjamin Franklin Drive, on Lido Key, to Kari Lindsey, of Brentwood, Tenn., for $350,000. Built in 1970, the 1,403-square-foot unit has two bedrooms and two bathrooms. It last sold for $196,000 in March 1998.

St. Armands Towers
Wayne Derr, vice president of Bank of America, N.A., as successor trustee of the Renee Dincq Briddon Trust, sold Unit 31 at St. Armands Towers, 101 Benjamin Franklin Drive, to Gary and Sallie LaScalea, of Plano, Texas, for $385,000. Built in 1968, the 1,320-square-foot unit has two bedrooms and two bathrooms. It last sold for $170,000 in March 1993.
