Queens Harbour home sells for $2 million

Franklin and Lorraine St. John, of Wallingford, Conn., sold their home at 3628 Fair Oaks Place in Queens Harbour to Barry and Jane Weinman for $2 million. Built in 1997, the 4,233-square-foot home has five bedrooms, four bathrooms and a swimming pool. The property sold for $1,437,500 in January 1997.

The transaction was the largest of 11 key sales recorded during the week of April 11 through April 15 at the Sarasota and Manatee county courthouses. Of the week’s sales, 10 occurred on Longboat Key, three of which were in Manatee County, and one took place on Bird Key. Two of the week’s sales exceeded $1 million.

Inn on the Beach
Settlers Hill Limited Partnership, a Delaware limited partnership with a 444 Gulf of Mexico Drive address, sold Unit 2607 at Inn on the Beach, 210 Sands Point Road, to Steve and Alison Carter, 510 Harbor Gate Way, for $1.01 million. The 1,644-square-foot unit was built in 1982. It last sold for $1.25 million in May 2005.

Islander Club of Longboat
Lynn Porter, of Bryn Mawr, Pa., sold Apartment 36-S at the 140-unit Islander Club of Longboat, 2295 Gulf of Mexico Drive, to Eli and Sandra Rochlin for $535,000. Built in 1970, the 1,235-square-foot unit has two bedrooms and two bathrooms. It sold new for $70,000 in October 1973.

Corey’s Landing
James and Gloria Hanrahan, of Sarasota, sold their home at 3451 Byron Lane in the Corey’s Landing subdivision to Kevin Madden, of Clarks Summit, Pa., for $470,000. Built in 1989, the 2,227-square-foot home has three bedrooms, two-and-a-half bathrooms and a swimming pool. It last sold for $475,000 in June 2002.

The Privateer South
Diane Dewitt sold Unit 602 at The Privateer South, 1000 Longboat Club Road, to Steven and Janet Fischer, of Shoreview, Minn., for $452,000. Built in 1972, the 1,290-square-foot unit has two bedrooms and two bathrooms. It last sold for $605,000 in May 2008.

Longboat Terrace
Robert and Janet Peshek, of Palatine, Ill., and Patsy Lange, of Barrington Hills, Ill., sold Unit 104 at the 36-unit Longboat Terrace, 5393 Gulf of Mexico Drive, to Steven and Karen Harris, of East Hampton, N.Y., for $430,000. Built in 1979, the 1,488-square-foot unit has two bedrooms and two bathrooms. It last sold for $190,000 in May 1991.

Fairway Bay
Kenneth and Susan Thomas, 2110 Harbourside Drive, sold Unit 237 in Fairway Bay I, 1932 Harbourside Drive, to David Brody, of Pittsburgh, for $423,500. Built in 1982, the 1,442-square-foot unit has two bedrooms and two bathrooms. It last sold for $480,000 in April 2005.

Spanish Main Yacht Club
Richard and Barbara Johann, of Sandy Hook, Conn., sold Unit 148 at 604 Spanish Drive N. at the 212-unit Spanish Main Yacht Club to John and Deborah Petchul, of Oakland, Mich., for $351,500. Built in 1967, the 1,357-square-foot unit has two bedrooms and two bathrooms. It last sold for $160,000 in March 2000.

Also at Spanish Main Yacht Club, Charlene Saunders, of Sandy Springs, Ga., sold Unit 101 at 714 Spanish Drive S. to Helen Gans, as a life estate with remainder interest to Irving and Bradley Ostrov, of Randolf, Mass., as joint tenants with rights of survivorship, for $229,600. Built in 1968, the 1,234-square-foot unit has two bedrooms and one bathroom. It last sold for $107,000 in August 1997.

The Colony Beach & Tennis Club
Barbara Mitchell, of Morristown, N.J., sold Unit 113N at the 237-unit Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to Joan Ross, of Providence, R.I., for $50,000. The 705-square-foot unit was built in 1973. It last sold for $45,000 in February 1986.

Bird Key
Thomas and Deborah Gangemi, of North Augusta, S.C., sold their home at 421 Wood Duck Drive on Bird Key to Arnold and Dolores Kropf for $620,000. Built in 1962, the 1,810-square-foot home has three bedrooms, three bathrooms and a swimming pool. It last sold for $435,000 in July 2002.
