Villa di Lancia condo sells for $1.3 million

Eydie Koonin, trustee, of Marietta, Ga., sold the Unit 231 condominium at 2185 Gulf of Mexico Drive to Steve and Deborah Cossingham, trustees, of Newport, N.H., for $1,312,500. Built in 1996, it has three bedrooms, three baths and 2,485 square feet of living area. It previously sold for $1,375,000 in 2004.

The sale was the largest Key transaction recorded during the week of July 18 through July 22 at the Sarasota and Manatee County courthouses.

Of the week’s nine residential sales, six occurred on Longboat Key, four of which were in Manatee County, while two took place on Lido Key and one on Bird Key. Both the Villa di Lancia sale and a Bird Key home sale exceeded $1 million.

The Pierre
John Kechriotis, trustee, Denver, sold the Unit 501 condominium at 455 Longboat Club Road to Neil and Violet Rosenblit, Windermere, for $725,000. Built in 1990, it has three bedrooms, three-and-a-half baths and 2,780 square feet of living area. It previously sold for $599,200 in 1991.

Land’s End
Mary Siekmann, trustee, and former Longboat Key Vice Mayor Robert Siekmann, Longboat Key, sold their Unit 6 condominium at 660 Land’s End Drive to Thomas and Zofia Long, of Nashua, N.H., for $510,000. Built in 1982, it has three bedrooms, two baths and 1,803 square feet of living area. It previously sold for $448,000 in 2002.

Seagrape Inn
Gary Wegner, of Pewaukee, Wis., sold his Unit 8 condominium at 5125 Gulf of Mexico Drive to John and Janet Wells for $500,000. Built in 1983, it has three bedrooms, one bath and 2,639 square feet of living area. It previously sold for $970,000 in 2006.

Sutton Place
Gerald and Bernice Loew, of Great Neck, N.Y., sold their Unit 102 condominium at 600 Sutton Place to Michael and Joan Petros, of DeKalb, Ill., for $270,000. Built in 1973, it has two bedrooms, one bath and 992 square feet of living area. It previously sold for $285,000 in 2003.

Longboat Harbour
Patricia Clark, of St. Joseph, Mich., sold her Unit 104 condominium at 4440 Exeter Drive to Angela Michaud, trustee, of Manchester, N.H., for $210,000. Built in 1970, it has two bedrooms, one bath and 992 square feet of living area. It previously sold for $200,000 in 2000.

Bird Key
Shawn Icely sold the home at 536 N. Spoonbill Drive to Michael Seery, trustee, Sarasota, for $1.25 million. Built in 1963, it has three bedrooms, three baths, a pool and 3,471 square feet of living area. It previously sold for $1.5 million in 2007.

John Ringling Estates Inc.
Carolyn Ryan, of Summit, N.J., sold her home at 241 Garfield Drive to John and Amanda Buscher, Bradenton, for $372,000. Built in 1950, it has two bedrooms, one bath and 1,030 square feet of living area. It previously sold for $145,000 in 1995.

Lido Ambassador
HSBC Bank USA, N.A., trustee, sold the Unit 402 condominium at 800 Benjamin Franklin Drive to Lauren Danielson, Palmetto, for $353,000. Built in 1978, it has two bedrooms, two baths and 1,150 square feet of living area. It previously sold for $315,000 in 2002.
