St. Armands home sells for close to $7.5 million

A St. Armands Key home sold for $7,494,500, according to a general warranty deed filed Wednesday, Jan. 26, at the Sarasota County Courthouse.

The deed lists the sellers of the home, located at 290 N. Washington Drive, as Christopher and Lynette Unnerstall, of Eureka, Mo., and the buyer as Sarasota Vacation Property LLC, a Missouri limited-liability company, as the buyer.

A March 2009 story in the Longboat Observer featured the property, which was completed in February 2008 and originally listed at $9.8 million. The property was marketed as the St. Armands Key Residence Club, a luxury fractional-ownership property. The article described the home as having more than 6,500 square feet of living space, five bedrooms, six bathrooms and luxury features such as a wine room, heated pool, spa, theater and deep-sea dock on Sarasota Bay.

Country Club Shores
During the reporting week of Jan. 17 through Jan. 21, there were 10 sales on Longboat, Lido, St. Armands and Bird keys at the Sarasota and Manatee county courthouses. All of the week’s sales occurred on Longboat Key, just one of which took place in Manatee County.

In the week’s largest sale, Andrew Parsons sold his home at 601 Putter Lane in Unit V of Country Club Shores to William and Lisa Libman for $2.6 million. Built in 2000, the 5,949-square-foot home has three bedrooms, four-and-a-half bathrooms and a swimming pool. It last sold for $3,475,000 in May 2004.

Promenade
Paula Gaccione sold Unit 1002 at the 120-unit Promenade, 1211 Gulf of Mexico Drive, to William and Christa Kilgore Jr., of Bristol, Va., for $1.4 million. Built in 1985, the 2,665-square-foot unit has three bedrooms and four bathrooms. It last sold for $975,000 in April 2003.

Sanctuary
Howard and Cornelia Livingston, of Lancaster, Pa., sold Unit A402 at 575 Sanctuary Drive in Sanctuary I, located behind the Islandside gates of the Longboat Key Club and Resort, to James and Gretchen Wasniewski, of Willowbrook, Ill., for $800,000. Built in 1990, the 1,823-square-foot unit has three bedrooms and two-and-a-half bathrooms. It last sold for $345,000 in July 1990.

Beachplace
Douglas Small and Margaret White-Small sold Unit 203 in Building 6 at 1095 Gulf of Mexico Drive in Beachplace II to William and Deborah Lynch, of North Grafton, Mass., for $549,000. Built in 1981, the 1,503-square-foot unit has two bedrooms and two bathrooms. It last sold for $500,000 in June 2003.

Grand Bay
OneWest Bank FSB, of Pasadena, Calif., transferred Unit 641 at 3070 Grand Bay Blvd., in Building 6 at the 272-unit Grand Bay, via quit-claim deed to OWB REO LLC, also of Pasadena, which then sold the unit to Dean Fried, of Lakewood, for $475,000. Built in 1995, the 1,270-square-foot unit has two bedrooms and two bathrooms. It last sold for $715,000 in May 2004. OneWest Bank FSP took the certificate of title for the unit in October 2010.

Sand Cay
Gary Wegner, of Pewaukee, Wis., sold Unit No. 118 at the 60-unit Sand Cay condominium, 4725 Gulf of Mexico Drive, to Allan Siperstein and Holly Miller, husband and wife, of Shaker Heights, Ohio, for $410,000. Built in 1974, the 1,032-square-foot unit has two bedrooms and two bathrooms. It last sold for $1.04 million in January
2006.

Fairway Bay
Alan Cohen and his wife, Patricia Huxley-Cohen, of Beverly, Mass., sold Unit 332 in Building M-3 at 2016 Harbourside Drive in Phase I of Fairway Bay II to Anthony and Julia Graziano, of Southold, N.Y., for $335,000. Built in 1984, the 1,192-square-foot unit has two bedrooms and two bathrooms. It last sold for $535,000 in June 2005.

Islander Club of Longboat Key
Elizabeth Osmun, individually and as trustee of the credit shelter trust under the Eugenia S. Breedlove Revocable Living Trust, of Santa Rosa, Calif., sold Apartment 35S at the 140-unit Islander Club, 2295 Gulf of Mexico Drive, to Moisey and Tatyana Delman, of Roslyn, N.Y., for $249,000. Built in 1970, the 1,235-square-foot unit has two bedrooms and two bathrooms.

The Beach at Longboat Key
Beach Group Holding Co. LLC, a Florida limited-liability company, sold Unit 224 at The Beach at Longboat Key, 3465 Gulf of Mexico Drive, to Agnes Peterson, of Stanford, Conn., for $200,000. The 410-square-foot unit was built in 1950. It last sold for $200,000 in June
2010.

The Colony Beach & Tennis Resort
Carl and Noreen Spezio, of East Amherst, N.Y., sold Unit 144-S at the 237-unit Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to HMF Famcorp Inc., of Toronto, for $50,000. The 705-square-foot unit was built in 1973. The unit originally sold for $84,000 in November 1985.
