The Bird Key home at 623 Mourning Dove Drive went under contract just nine days after it was listed for $4.8 million by Deborah Beacham, of Michael Saunders & Co. The home closed Feb. 7 for $4.5 million — 93.75% of its listing price. Kathleen Callender, also of Michael Saunders & Co., represented the buyer.
According to the deed filed at the Sarasota County Courthouse, the sellers were Robert and Shannon Warren, of Sarasota, and the buyer was Jacqueline Tilton, trustee, of Chicago.
Built in 2007, the home has more than 6,000 square feet of living space, five bedrooms, five bathrooms and a swimming pool. The property last sold for $4.85 million in November 2007.
“It was a case where the seller was realistic about the market and the buyer had been looking, and it all came together,” Beacham said.
The sale is the highest amount paid for a Bird Key property since May 2009, when the home at 552 S. Spoonbill Drive sold for $4.75 million.
The sale was the largest of the seven sales recorded at the Sarasota and Manatee county courthouses during the week of Feb. 7 through Feb. 11, marking a drop from last week’s year-to-date high of 18 sales in one week. Of this week’s sales, four occurred on Longboat Key; two occurred on Lido Key; and one took place on Bird Key. All of the week’s sales were recorded in Sarasota County.
Grand Bay
Ann Anderson, of Atlanta, sold Unit 313 at 3030 Grand Bay Blvd. in the 272-unit Grand Bay, located behind the Harbourside gates of the Longboat Key Club and Resort, to Nancy Schroeder for $860,000. Built in 1998, the 2,369-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $885,000 in July 2001.
Country Club Shores
Paul Marshall, a single man, and Robin Marshall, a single woman, of Atlanta, sold the home at 561 Yawl Lane in Country Club Shores Unit II to Richard and Patricia Wagner for $750,000. Built in 1962, the 3,295-square-foot home has three bedrooms, three bathrooms, two half-baths and a swimming pool. The home sold for $630,000 in July
2000.
Seaplace
Stephen and Mary Delgado, 525 Schooner Lane, sold Unit M2-116-B in Unit V at 1945 Gulf of Mexico Drive at the 461-unit Seaplace to Steven and Kathy Guggenheim, husband and wife, and Charles and Sandra McAuley, husband and wife, as joint tenants with full rights of survivorship, of Cincinnati, for $320,000. Built in 1978, the 1,532-square-foot unit has three bedrooms and two bathrooms. It last sold for $300,000 in February 2000.
Longboat Beachcomber
ChemStation International Inc., an Ohio corporation, sold Unit No. 201 at Longboat Beachcomber condominium, 2721 Gulf of Mexico Drive, to SeaLion LLC, an Ohio limited-liability company with a Dayton, Ohio, address, for $210,000. ChemStation President George Homan, of Dayton, signed the deed of the sale. Built in 1970, the 675-square-foot unit has one bedroom and one bathroom. It last sold for $243,100 in August.
Lido Key
Robert Sodikoff, successor trustee of the Joseph Palmeri Life Insurance Trust, sold Unit No. PH-A-01 of L’Elegance on Lido Beach at 1800 Benjamin Franklin Drive to Seth and Deborah Hancock, of Paris, Ky., for $1,455,000. Built in 1996, the 2,070-square-foot unit has three bedrooms and three bathrooms. It sold new for $515,000 in February 1996.
Also on Lido Key, Elliott Metcalfe Jr. and Becky Titus, husband and wife, sold Lot 2, Block E and the Southwesterly 10’ of Lot 1 in Lido C to Jerry and Jorja Allen, of Centennial, Wyo., for $1.25 million. Details about the property were not available through the Sarasota County Property Appraiser’s website, sarasotaproperty.net.
