Bird Key home sells for $4.95 million

The Bird Key home at 667 Mourning Dove Drive sold for $4.95 million — the largest sale on the island since January 2008, when the home at 643 Mourning Dove Drive sold for $6.9 million. According to the deed filed at the Sarasota Clerk of the Court, Lawrence and Joan Castellani, of Longboat Key, purchased the home from the Sarasota-based Solent Inc. The deed of sale was signed by Solent Inc.’s directors, Judith Harrington, Norman Harrington and Renea Glendinning.

The 6,520-square-foot home was built in 2009 and has five bedrooms, five bathrooms, two half-baths and a swimming pool. The home was built by Murray Homes and listed by its sister company, Murray Realty. Judy Kepecz-Hays, of Coldwell Banker Residential Real Estate, sold the home.

The sale was the largest of 15 key transactions recorded during the week of June 20 through June 24 at the Sarasota and Manatee county courthouses. Of the week’s sales, nine occurred on Longboat Key, including two in Manatee County, while three each took place on Lido and Bird keys.

Sanctuary
Richard Rosetti, of Albany, N.Y., sold Unit A-403 at Sanctuary III, 545 Sanctuary Drive, located behind the Islandside gates of the Longboat Key Club and Resort, to Mark and Valerie Anderson, of Geneva, for $785,000. Built in 1991, the 2,375-square-foot unit has three bedrooms and two-and-a-half bathrooms. It last sold for $1.05 million in February 2009.

Grand Bay
Kenneth and Leah Soderblom, Longboat Key, sold Unit 335 at 3030 Grand Bay Blvd. in the 272-unit Grand Bay to Ronald and Cindy Levine, of Princeton Junction, N.J., for $740,000. Built in 1998, the 2,143-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $895,000 in March 2004.

Islander Club
Vincent and Leanne Northfield, of Bradenton, sold Apartment 105-S at the 140-unit Islander Club, 2295 Gulf of Mexico Drive, to Edward Gratz, trustee, and Sherry Gratz, of Bethesda, Md., as tenants in common, for $400,000. Built in 1970, the 1,235-square-foot unit has two bedrooms and two bathrooms. It last sold for $510,000 in August 2007.

Sands Point
Maxine Fornasiero, Longboat Key, sold Unit 324 at 100 Sands Point Road, located behind the Islandside gates of the Longboat Key Club and Resort at the 78-unit Sands Point, to Ian Crawford, of Longwood, for $370,000. Built in 1966, the 1,941-square-foot unit has two bedrooms and two bathrooms. It last sold for $450,000 in April 2002.

Windward Bay
Larry and Barbara Clemons sold PH-4 in Building G at 4500 Gulf of Mexico Drive in the 151-unit Windward Bay to Jeffrey and Margaret Mayper, of Houston, for $365,000. Built in 1975, the 1,096-square-foot unit has two bedrooms and two bathrooms. It last sold for $209,900 in June 2000.

Also at Windward Bay, Ruth Bowers and Loretta Homan, of Shepherdstown, W.Va., sold Unit 301 in Building C at 4800 Gulf of Mexico Drive to Stephen and Teresa Chasko, of Newmanstown, Pa., for $250,000. Built in 1975, the 1,337-square-foot unit has two bedrooms and two bathrooms. It last sold for $153,500 in December 1994.

Fairway Bay
Cynthia Marks, Robert Fife II and William Fife II, of Arlington, Texas, sold Unit 225 in Building M-2 at 1932 Harbourside Drive in the 288-unit Fairway Bay to Roger and Frances Abrams, of Boston, for $299,000. Built in 1982, the 1,270-square-foot unit has two bedrooms and two bathrooms. It last sold for $149,500 in June 1987.

Seaplace
Jeffrey and Susan Schwartz, of Buffalo, N.Y., sold Unit G6-306-C at 1955 Gulf of Mexico Drive in Unit IV of the 461-unit Seaplace to Jay and Michelle Schlorf, of Maple Creek, Minn., for $212,000. Built in 1978, the 933-square-foot unit has two bedrooms and one bathroom. It last sold for $320,000 in July 2004.

Longboat Key Moorings Marina
Donald and Suzanne Gould, of North Hampton, N.H., sold Boat Slip M-11 at the 277-slip Longboat Key Moorings Marina, 2800 Harbourside Drive, to Michael and Jana Klimek, of St. Pete Beach, for $60,000. The slip last sold for $99,000 in June 2000.

Lido Key
Richard and Lynn Hackel, 1400 John Ringling Parkway, sold the home at 1418 John Ringling Parkway on Lido Key to Kevin Fulcher for $3.25 million. Built in 2004, the 5,313-square-foot home has five bedrooms, five bathrooms, three half-baths and a swimming pool. It last sold for the identical amount of $3.25 million in October 2009.

Also on Lido Key, Robert and Mary Alice Salisbury, of Sarasota, sold their home at 1051 Westway Drive to Thomas and Paula McInerney, of New York City, for $2.05 million. Built in 1980, the 3,201-square-foot unit has three bedrooms, two-and-a-half bathrooms and a swimming pool. It last sold for $650,400 in March 1990.

Lido Ambassador
David and Vanza Maines sold Unit 307 at Lido Ambassador, 800 Benjamin Franklin Drive, to Brian and Debra Dunn, of Wantagh, N.Y., for $430,000. Built in 1978, the 1,150-square-foot unit has two bedrooms and two bathrooms. It last sold for $230,000 in April 2000.

Bird Key
In a second Bird Key sale, Steven Schindler, of Vestal, N.Y., Norman Schindler, of Johns Creek, Ga., and Robert Schindler, of Bradenton, each sold their one-third interests in the home at 333 Bird Key Drive to Michael and Sharon Crosby, for a total $650,000. Built in 1961, the 2,610-square-foot home has three bedrooms, three bathrooms and a swimming pool. It last sold for $440,000 in January 2001.

Also on Bird Key, Lawrence and Doreen Nortrup, of Sarasota, sold the home at 510 Spoonbill Way to John Eldred Jr. and his wife, Margaret, of Holland, Ohio, for $550,000. Built in 1967, the 2,347-square-foot home has three bedrooms, three-and-a-half bathrooms and a swimming pool. It last sold for $285,000 in December 1996.
