Sleepy Lagoon home sells for $1.75 million

Michael Ratner, individually and as trustee for The Brooklyn Three Trust, of Brooklyn, N.Y., sold the home at 6405 Gulfside Road in Sleepy Lagoon to Nancy Kozak, of New Canaan, Conn., for $1.75 million. Built in 1953 and remodeled in 1967, the 1,528-square-foot, Gulfside home has four bedrooms and two bathrooms. It last sold for $1.7 million in September 2009.

The sale was the largest of 18 sales recorded at the Sarasota and Manatee county courthouses during the week of May 16 through May 20 on Longboat, Lido, St. Armands and Bird keys. Of the week’s sales, 14 took place on Longboat Key, five of which were in Manatee County, two occurred on Lido Key, and one each took place on St. Armands and Bird keys. Four of the week’s sales exceeded $1 million.

Grand Bay
William and Nancy Siebecker, of Wausau, Wis., sold Unit 495 at 3010 Grand Bay Blvd. in the 272-unit Grand Bay to Jerome Flum and Barbara Schwartz, husband and wife, for $1,075,000. Built in 1999, the 2,143-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $725,000 in January 2000.

In a second Grand Bay sale, Laura Taylor and M. Chris Rashid, successor co-trustees of the Jerry Taylor Living Trust, sold Unit 381 at 3030 Grand Bay Blvd. to James and Debbie Rand for $1.06 million. Built in 1998, the 2,781-square-foot unit has three bedrooms and three-and-a-half bathrooms. It sold new for $765,000 in November 1998.

Also at Grand Bay, Andrew and Debra Guerriero, of Dublin, Ohio, sold Unit 194 at 3060 Grand Bay Blvd. to Marvin and Shirley Dubin, of Getzville, N.Y., for $938,500. Built in 1994, the 2,369-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $890,000 in February 2001.

In a fourth Grand Bay sale, Joseph Torres and Angela Sacco-Torres, husband and wife, sold Unit 455 at 3010 Grand Bay Blvd. to David and Holly Ross, of Princeton, N.J., for $842,000. Built in 1999, the 2,143-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $960,000 in May 2004.

Promenade
Barbara Blumfield, of Sarasota, sold Unit 409 at the 120-unit Promenade, 1211 Gulf of Mexico Drive, to Marilyn Sachs, of Clayton, Mo., for $640,000. Built in 1985, the 1,827-square-foot unit has two bedrooms and two bathrooms. It last sold for $335,000 in February 1993.

Tides of Longboat
Martin and Elsie Cohn, of Sarasota, sold Unit 103 at the 12-unit Tides of Longboat, 5555 Gulf of Mexico Drive, to David and Ellen Odenath, of Philadelphia, for $630,000. Built in 1980, the 1,828-square-foot unit has three bedrooms and one bathroom. It last sold for $350,000 in June 1996.

Beachplace
David Schmeer, of Dayton, Ohio, Angela Schmeer, of San Antonio, Richard Thompson, of Centerville, Ohio, and Anne Thompson, of Dayton, Ohio, sold Unit 103 at 1055 Gulf of Mexico Drive in the 336-unit Beachplace to Lew and Nancy Kachulis, of West Middlesex, Pa., for $575,000. Built in 1981, the 1,392-square-foot unit has two bedrooms and two bathrooms. It last sold for $930,000 in December 2004.

Also at Beachplace, Marvin and Shirley Dubin, of Getzville, N.Y., sold Unit 602 at 1095 Gulf of Mexico Drive to Martha Hildreth, of Murrells Inlet, S.C., for $519,000. Built in 1981, the 1,392-square-foot unit has two bedrooms and two bathrooms.

Inn on the Beach
Nicholas and Mary Fontana, of Bonita Springs, sold Unit 1202 at 200 Sands Point Road at the 221-unit Inn on the Beach to Alan Barnett, of Reigate, England, for $405,000. The 638-square-foot unit was built in 1982. It last sold for $333,500 in December 2002.

Castillian
Terrance and Leta Kekich, of Northville, Mich., sold Unit 103 at the 60-unit Castillian, 4525 Gulf of Mexico Drive, to Loren Starcher and Janet Ruggiero, husband and wife, of Sugar Land, Texas, for $472,000. Built in 1979, the 1,340-square-foot unit has two bedrooms and two bathrooms. It last sold for $395,000 in February 2000.

Also at Castillian, Fanny Anderson, of Centerville, Ohio, sold Unit 205 to Robert and Georgeanne Gregory, of Paoli, Pa., for $450,000. Built in 1979, the 1,398-square-foot unit has two bedrooms and two bathrooms. It last sold for $235,000 in November 1990.

Jungle Queen Way
Guenther and Irmgard Kloft, of Palmetto, sold their home at 741 Jungle Queen Way to David and Janet Shucard, of Williamsville, N.Y., for $375,000. Built in 1976 and remodeled in 1985, the 1,394-square-foot home has two bedrooms and two bathrooms. It last sold for $72,444 in November 1982.

Portobello
Thomas and Margaret Baron, 3330 Bayou Sound, sold Unit B-206 at the bayside phase of the 73-unit Portobello, 3240 Gulf of Mexico Drive, to Stanley and Ruth Gaul, of Ottawa, Ill., for $320,000. Built in 1975, the 1,519-square-foot unit has two bedrooms and two bathrooms. It last sold for $158,000 in March 1997.

Country Club Shores
Michael Merhige, of Williamsville, N.Y., sold his home at 1190 Bogey Lane in Country Club Shores Unit V to Jon Buehler, of Modesto, Calif., for $290,000. Built in 1968, the 1,395-square-foot home has two bedrooms and two bathrooms. It last sold for $29,500 in May 1969.

Bird Key
David and Carol Bone, of Sarasota, sold their home at 302 Bird Key Drive to Elizabeth Rowntree, trustee of the B&B Residence Trust, of Toronto, for $1.45 million. Built in 1970, the 3,151-square-foot home has four bedrooms, four bathrooms and a swimming pool. It last sold for $2.35 million in July 2004.

Lido Beach Club
Steven Schember, of Sarasota, sold Unit 1108 at Lido Beach Club, 1212 Benjamin Franklin Drive, to J. Thomas and Nancy Corindia for $621,000. Built in 1974, the 1,421-square-foot unit has two bedrooms and two bathrooms. It last sold for $629,000 in February 2008.

Lido Regency
Jon Hatlegjerde, of Bradenton, sold Unit 8-E at Lido Regency, 1700 Benjamin Franklin Drive, to Donato Fraioli, of White Plains, N.Y., for $565,000. Built in 1968, the 1,382-square-foot unit has two bedrooms and two bathrooms. It last sold for $425,000 in October 2010.

St. Armands
Patricia Rossi sold her home at 145 N. Washington Drive, in the St. Armands Division of the John Ringling Estates, to Jay Jie Huang, of Plano, Texas, for $580,000. Built in 1963, the 2,136-square-foot home has three bedrooms, two bathrooms and a swimming pool. It last sold for $428,000 in June 2000.
