Lido Beach property sells for $2.55 million

Anthony and Roxanne Marterie, of San Rafael, Calif., sold Lots 10 and 11 in Block 50 of the John Ringling Estates Inc. Lido Beach Subdivision B, together with a triangular portion of property between the canal and Lots 10 and 11, in addition to a portion of Lot 12, to Donald Garber and Betsy Lembeck, husband and wife, of Montclair, N.J., for $2.55 million. The property description on the deed corresponds to the property at 405 Polk Drive on Lido Key, which has a 3,948-square-foot home constructed in 2010 with four bedrooms, four-and-a-half bathrooms and a swimming pool. The property sold before the current home was constructed for $365,000 in September 1994.

The sale was the largest of 12 key sales recorded during the shortened week of May 31 through June 3 at the Sarasota and Manatee county courthouses. Of the week’s sales, 10 took place on Longboat Key, including five in Manatee County, and three occurred on Lido Key. Of the week’s sales, two exceeded $1 million, both of which were on Lido Key.

360 North
Robert and Dawn Derck, of Lititz, Pa., sold Unit 8 at 360 North condominium, 280 N. Shore Road, to Andreas and Kathleen Gocksch, of Centerport, N.Y., for $800,000. Built in 1982, the 2,807-square-foot unit has three bedrooms and three bathrooms. It last sold for $575,000 in May 1990.

Seaplace
Anna Chrzastowski, of Northbrook, Ill., sold Unit G8-408-B at 1925 Gulf of Mexico Drive to Jeffrey and Linda Steen, of Wilmette, Ill., for $700,000. Built in 1978, the 1,604-square-foot unit has three bedrooms and two bathrooms. It last sold for $555,000 in February 2000.

Casa del Mar
Michael and Diane Mullihan, of New Berlin, Wis., sold Unit 14E at the 106-unit Casa del Mar, 4621 Gulf of Mexico Drive, to MARGAMAX LLC, an Illinois limited-liability company with a Bartlett, Ill., address, for $516,000. Built in 1973, the 756-square-foot unit has two bedrooms and two bathrooms. It last sold for $710,000 in June 2008.

Grand Bay
NCK Investors Inc., a Florida corporation with a Cleveland, Ohio, address, sold Unit 644 at 3070 Grand Bay Blvd. in the 272-unit Grand Bay to Franklin Cona, of Bradenton, for $485,000. Built in 1995, the 1,329-square-foot unit has two bedrooms and two bathrooms. It last sold for $314,000 in December 1995.

Sleepy Lagoon
Mark Elston, of Elmhurst, Ill., personal representative of the estate of East Elston, sold the home at 6430 Gulfside Road to Melissa Rodocker and Suzan Stratton for $440,000. Built in 1955 and remodeled in 1970, the 2,680-square-foot home has three bedrooms, four bathrooms and a swimming pool. It last sold for $130,000 in June 1982.

Portobello
Joe and Marilyn McCullar, of Shaker Heights, Ohio, sold Unit A-204 at 3235 Gulf of Mexico Drive in the Gulfside phase of the 74-unit Portobello to Jaylex Properties LLC, a Florida limited-liability company with a Bradenton address, for $420,000. Built in 1975, the 1,260-square-foot unit has two bedrooms and two bathrooms. It last sold for $500,000 in February 2003.

Beachplace
Donald Willard, of Bloomington, Ill., sold Unit 501 at 1085 Gulf of Mexico Drive in the 336-unit Beachplace to Paul Carreiro and Kimberly Pelyk, husband and wife, 3611 Bayou Circle, for $400,000. Built in 1981, the 1,312-square-foot unit has two bedrooms and two bathrooms. It last sold for $260,000 in July 1998.

Pelican Harbour & Beach Club
Dennis Rivero, of Tulsa, Okla., sold Apartment X-1 at 4234 Gulf of Mexico Drive in the bayside phase of the 65-unit Pelican Harbour & Beach Club to Francis and Margaret Magill, of St. Louis Park, Minn., for $260,000. Built in 1973, the 1,150-square-foot unit has two bedrooms and one bathroom.

Longboat Harbour
Gladys Busterud, an unmarried woman, and Diane Sax, a married woman, both of Cortez, sold Unit 103 in Building L at 4420 Exeter Drive in the 300-unit Longboat Harbour to Donald and Marcia Deitrich, of Sag Harbour, N.Y., for $250,000. Built in 1970, the 992-square-foot unit has one bedroom and one bathroom. It last sold for $79,000 in April 1980.

Beach Residences
Randolph and Alicia Cohen, of Tulsa, Okla., sold Unit 1008 at the Beach Residences, 1300 Benjamin Franklin Drive, Lido Key, to Christy Klaus, of Atlanta, for $1,815,500. Built in 2005, the 3,330-square-foot unit has two bedrooms and three bathrooms. It last sold for $2.51 million in October 2007.

Lido Ambassador
James and Melissa Easley, of Orono, Minn., sold Unit 104 at Lido Ambassador condominium, 800 Benjamin Franklin Drive, to Robert Chico, of New York City, for $185,000. Built in 1978, the 900-square-foot unit has one bedroom and one-and-a-half baths. It last sold for $194,000 in January 2002.
