Water Club unit sells for $1.35 million

Morris Sherman, successor trustee of the Jerome Lavin Revocable Trust, of Minneapolis, sold Unit No. 703 at 1241 Gulf of Mexico Drive in Unit I of the 172-unit Water Club to Nancy Krupp for $1.35 million. Built in 1996, the 3,045-square-foot unit has three bedrooms and four bathrooms. It last sold for $2 million in May 2007.

The sale was the top transaction recorded at the Sarasota and Manatee county courthouses during the week of Feb. 14 through Feb. 18 on Longboat, Lido, St. Armands and Bird keys. Of the week’s sales, six took place on Longboat Key, half of which were in Manatee County, and one occurred on Lido Key. Two of the week’s sales exceeded $1 million.

Bay Isles
Jack and Julie Brown, of Buffalo Grove, Ill., sold the home at 531 Harbor Cove Circle in the Bay Isles I subdivision to Frederick Niedrich, of Sarasota, for $1.05 million. Built in 1979, the 4,206-square-foot home has four bedrooms, four bathrooms and a swimming pool. It last sold for $1.8 million in March 2007.

Promenade
Andre and Nancy Raab, of Longwood, sold Unit 311 at the 120-unit Promenade, 1211 Gulf of Mexico Drive, to Jack and Mary Johnson, of Huntsville, Ala., for $881,250. Built in 1985, the 2,273-square-foot unit has three bedrooms and three bathrooms. It last sold for $1.1 million in June 2008.

Nickolas and Coleen Store, of Englewood, sold Unit 7, Tract A at the 106-unit Casa Del Mar, 4621 Gulf of Mexico Drive, to Timothy and Jerri Walroth, of Lasage, W.Va., for $550,000. Built in 1972, the 828-square-foot unit has two bedrooms and two bathrooms.

Longbeach Village
M&I Marshall & Ilsley Bank, a Wisconsin corporation with a Brooksfield, Wis., address, sold the home at 791 Broadway in the Longbeach Village to Robert and Ruth Gray, of Cortez, for $387,500. Built in 1995, the 2,236-square-foot home has three bedrooms and two bathrooms. M&I Marshall & Ilsley Bank took the certificate of title in November. The home previously sold for $900,000 in November 2006.

Longboat Sandpipers
William and Karen Cardman, of Lakeland, sold a half-interest in Unit 101 at the 10-unit Longboat Sandpipers, 5635 Gulf of Mexico Drive, to Robert and Nancy Georges, also of Lakeland, for $368,000. Built in 1980, the 1,786-square-foot unit has two bedrooms and two bathrooms. The unit sold for $860,000 in October 2004.

Lido Surf & Sand
Lawrence Weyand III and Kathryn McPhillips, both of Tampa, and Richard Weyand, of Largo, sold Unit 402 at Lido Surf & Sand, 1100 Benjamin Franklin Drive, to Thomas and Michi Muchisky, of St. Louis, for $565,000. Built in 1976, the 1,494-square-foot unit has two bedrooms and two bathrooms. It last sold for $95,900 in August 1977.
