Longboat Key Towers unit sells for $1,675,000

Constantine and Ann Clemente, 1300 Ben Franklin Drive, sold Unit N-1201 at 603 Longboat Club Road in the 88-unit Longboat Key Towers to Margaret Meador, of Troy, Mich., for $1,675,000. Built in 1970, the 2,420-square-foot unit has three bedrooms and three bathrooms. It last sold for $1.05 million in April 2002.

The sale was the largest of the nine sales recorded during the week of Feb. 22 through Feb. 25, which was shortened because of Presidents Day, on Longboat, Lido, St. Armands and Bird keys at the Sarasota and Manatee county courthouses. Of the week’s sales, eight took place on Longboat Key, including two in Manatee County, and one occurred on Bird Key. Of the week’s sales, three — all of which were Longboat Key condominiums — exceeded $1 million.

Water Club
James Powell, of Dayton, Ohio, sold Unit 904 in Water Club 1 at 1241 Gulf of Mexico Drive to Willie and Rosa Stanfield, of Houston, for $1,575,000. Built in 1996, the 3,045-square-foot unit has three bedrooms and four bathrooms. It last sold for $1,935,000 in November 2004.

Sanctuary
Jeanne Weiner, of Sarasota, sold Unit B-604 at 565 Sanctuary Drive in Sanctuary 2 to Lisa Marcus and David Hertz, of Franklin Lakes, N.J., for $1.5 million. Built in 1989, the 3,115-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $755,000 in January 1990.

Seaplace
Fischer & Co. LLC, a New Jersey limited-liability company with a Marietta, Ga., address, sold Unit No. M1-508-J at 2045 Gulf of Mexico Drive in Unit II of the 461-unit Seaplace to David Rzotkiewicz and D. Matthew Shaffer for $504,600. Built in 1974, the 1,532-square-foot unit has three bedrooms and two bathrooms.

Also at Seaplace, Florine Korn and Linda Tachau, of Santa Fe, N.M., and Jennifer Axelrod, of Chicago, sold Unit M2-501 at 1945 Gulf of Mexico Drive in Unit V for $325,000. Built in 1978, the 1,265-square-foot unit has two bedrooms and two bathrooms. It last sold for $165,000 in May 1986.

Islander Club
Laura Ensler, a married woman, Eve Ensler, a single woman, and Curtis Ensler, an unmarried man, all of Brooklyn, N.Y., sold Unit 92-N at the Islander Club of Longboat Key, 2301 Gulf of Mexico Drive, to Edward and Vicki Hayes, of Homer Glen, Ill., for $440,000. Built in 1970, the 1,235-square-foot unit has two bedrooms and two bathrooms.

Longboat Beach House
Mary Smigielski, a single woman, and Michael and Mary Ann Smigielski, individually and as trustees, of Edina, Minn., sold Unit 403 at Longboat Beach House, 4311 Gulf of Mexico Drive, to Unit 403 GOM LLC, a Florida limited-liability company, for $410,000. Built in 1977, the 1,140-square-foot unit has two bedrooms and one bathroom. It last sold for $167,500 in July 1991.

Buttonwood Cove
Michael and Maureen Armstrong, of Cincinnati, sold Unit 204 in Building C of the 56-unit Buttonwood Cove, 3540 Gulf of Mexico Drive, to Joseph and Anne Rizzuto, of Delmar, N.Y., for $325,000. Built in 1980, the 1,284-square-foot unit has two bedrooms and two bathrooms. It last sold for $317,500 in November 2001.

Longbeach Village
Sandra Harper, of Gray, Maine, sold a half-interest in the vacant lot at 671 Broadway in the Longbeach Village to John Zimmerman, of Mallow, County Cork, Ireland, for $50,000. The lot is .2755 acres, according to the Manatee County Property Appraiser’s website, manateepao.com.

Bird Key
Marie Winkelman, of Sarasota, sold the home at 533 Bird Key Drive to Lauren O’Neil, of Nokomis, for $407,000. Built in 1963, the 2,098-square-foot home has three bedrooms and two bathrooms. It last sold for $156,000 in March 1987.
