Country Club Shores home sells for $1.25 million

OB Florida RRE Holdings LLC sold the home at 520 Birdie Lane, in Country Club Shores, to Edward and Joanne Christie, of Wilton, Conn., for $1.25 million. Built in 2007, the home has four bedrooms, four-and-a-half baths, a pool and 4,048 square feet of living area. It previously sold for $889,000 in 2004.
This week’s residential real-estate transactions were recorded Aug. 22 and Aug. 26 at the Sarasota and Manatee County courthouses. Of this week’s five sales, two were for the same price of $1.25 million, and one transaction recorded was for $1.15 million.

Grand Bay IV
Philip and Edina Jennison sold their Unit 481 condominium at 3010 Grand Bay Blvd. to Mark and Lisa Tobias, of Princeton, N.J., for $1.15 million. Built in 1999, it has three bedrooms, three-and-a-half baths and 2,781 square feet of living area.

Sea Gate Club
Vincent and Patricia DiCioccio, Sarasota, sold their Unit 7C condominium at 2425 Gulf of Mexico Drive to Karen Peterson, of Carmel, Ind., for $528,000. Built in 1973, it has two bedrooms, two baths and 1,470 square feet of living area. It previously sold for $300,000 in 1998.

Seaplace II
Irene Schoenberg, trustee, Chicago, sold the Unit M1-613H condominium at 2045 Gulf of Mexico Drive to Robert and Cynthia Ryan, of Rochester, N.Y., for $395,000. Built in 1974, it has two bedrooms, two baths and 1,265 square feet of living area. It previously sold for $65,200 in 1974.

St. Armands Division of the John Ringling Estates Inc.
NBI Sarasota Holdings Two LLC sold the home at 323 S. Washington Drive to Paul and Katherine Brunelle, of Milford, Conn., for $1.25 million. Built in 2005, it has three bedrooms, two baths, two half-baths, a pool and 3,097 square feet of living area. It previously sold for $1.62 million in 2009.
