He says, " I just got back from a visit to my eye doctor's office, we were chatting and he told me that not only is he a Master swimmer but practices early every morning before office hours at Arlington Park. You are a triathlete what do you know about Arlington Park?"

She says, "Donald, I'm surprised you don't know about Arlington. It's a treasure right in the middle of Sarasota's South Gate neighborhood and has been going strong since 1979. Not only is there an incredible Aquatic Center with a regulation 50-meter Olympic lap pool but there are outdoor basketball, tennis and racquetball courts, a ½ a mile of paved walking trail, indoor gymnasium, weight room and playground area. Everything you need for the active life style and in your case - the cost for seniors is only $2.00 to use the pool!"

He says, "Thank you for making sure everyone knows my age - I love being a senior and discounts are only one of the perks! Back to the neighborhood, why don't we choose a home close to Arlington Park and see what it has to offer?"

She says, "Great idea,  let's go shopping!"

Arlington Park runs from Hyde Park north to Waldemere and Jefferson east to South Tuttle and we looked at all the homes within that defined proximity. There are only seven homes for sale at this time;  Ranging from a two bedroom, one bath home on Temple Street listed for $89,000 to a three bedroom two bath home on Floyd street listed for $249,900. For this week's Real Estate Deal of the Week we choose a home located at 2202 Hyde Park Street, listed as a four bedroom two bath home nicely situated on the corner of Hyde Park St and School Avenue.

Why do we love this house and the neighborhood? Arlington Park is an incredible facility with everything to keep families active and entertained. The park is significantly used by the neighborhood, we saw a number of walkers out with their dogs enjoying a morning stroll. Finally the neighborhood's proximity to Sarasota Memorial Hospital and downtown Sarasota is very appealing and the affordable prices for homes are the icing on the cake.

 

 

 

She says, "How could you go wrong at this price point with great curb appeal."

He says, "I agree and just look inside, not only is this home as neat as a pin but there are upgrades galore. Enter into a Great room with a very functional kitchen updated with newer counter tops and cabinetry and great space to cook with the whole family. Beyond the kitchen there is a bonus room for kids, or maybe use it as a computer room."

She says, "Why not both?"

"Right," he says.  "An exterior door leads out to a huge backyard with mature fruit trees, a nice outdoor deck and a hammock that looked very inviting, the perfect place to spend a quiet afternoon with a good book. The three main bedrooms are very adequate in size, the master having been converted from the garage, so it is much bigger than the typical masters of the time. The fourth is a little bit of a stretch to be called a bedroom as it is much smaller and also houses the washer and the dryer but all in all this home has everything you'd want and the location so close to the Park is a huge bonus."

She says, "Well that was a worthy outing and before you ask,  2202 Hyde Park is listed for $215,900."
