He says, "Let's have a look at some downtown condos today. Because if you love the turnkey lifestyle that condominiums offer, you really can't beat this location."

The new roundabouts on Ringling Boulevard will make getting around downtown much easier once they are finally finished; but until then it takes a little extra navigating to maneuver around the construction zones. Let's focus on a few of the 'original' bay front condominiums along Palm and Gulfstream Avenues. What do you think?"
He says, "Perfect. Let's look at the buildings between Ringling and Mound. These includes The Embassy House, Essex House, Royal St. Andrew and Regency House, some of the 'original' bay front condos built between 1969 and 1975."
She says, "With gas prices being what they are, let's do a computer search before we head out. "
"I'm all for that!" he says. "As of this morning, there are three condominiums for sale in The Embassy House, none in Essex House, three in Royal St. Andrew and five in Regency House. One of the many things I love about Embassy House is the two banks of elevators, which makes it seem more private, with no lengthy corridors to walk. I also like their front-to-back units, which gives you the extra advantage of great views and natural light on both sides. Prices range from $489,000 for the penthouse---which frankly needs a bit of a facelift---to $639,500 for a spectacular end unit on the seventh floor."She says, "Royal St. Andrew is also a great building. The lobby was tastefully renovated not too long ago, and they got it exactly right. Now it feels much more warm and welcoming. Prices here begin at $399,900 for a large two or three bedroom unit on the eighth floor. But don't rev up your engines just yet: The property is a short sale and really needs to be redone from top to bottom. Still, someone could get a fantastic deal if they don’t mind doing the work. Up on the 15th floor, a 1,500 square food unit is listed for $699,000, with incredible long views of the bay, Bird Key, downtown and all the way out to Big Pass. These water views are always mesmerizing and constantly changing. "
He says, "So that leaves Regency House. People have always loved this one for the location, 24/7 security and a very helpful and congenial in-house management team. Presently, they have a first floor, one-bedroom unit, which may have once been the manager’s residence, listed for $249,000. On the seventh floor there’s a two-bedroom unit listed for $489,900. So shall we head over?"She says, "Let's each pick one to preview first. My choice is in Embassy House. And yours?
He says, "I'm going with one in Regency House."
She says, "Why do I love #401 in Embassy House? Let's start with the views of Big Pass, Lido Key, Marina Jack and of course Selby Gardens, which is right next door. I think I could easily sit here all day, the views are that mesmerizing. In addition, I really like the updates and finishes they chose, including lustrous wood floors in the main living areas and master bedroom. The kitchen was also thoughtfully renovated, with granite countertops and stainless steel appliances. Plus, being an end unit you have the advantage of windows on three sides and more than 1,600 square feet of total living space. It even has a small den where one of the enclosed balconies used to be."
He says, "I have to agree. The total package is stunning and priced exactly right for such a great location and view. Now on to my pick at #404 Regency House. I think my choice may surprise, because it doesn't have the full bay views Embassy House has. But what it lacks in views it more than makes up for in space. Don't you find with more people looking to sell their homes and relocate to downtown condominiums, that this 1,700 square foot unit "feels"---and actually is---a bit more spacious? I love the floor plan because the bedrooms are at opposite ends of the space to allow for privacy. In addition there are so many practical decorator touches, such as extra lighting and updated baths. I have to say the chocolate brown wall color must have taken a fair amount of courage---but it turned out to be really fabulous. Add to that two huge walk-in closets and an interior utility room big enough for a computer or hobby space and this unit, at $379,900, makes total sense. All-in-all, an exceptionally good buy for downtown Sarasota."
