+ MS&Co. agents represent buyer and seller for $3.35 million sale
A three-bedroom unit at the luxury Ritz-Carlton Beach Residences sold this week for $3.35 million — the highest amount paid for a unit in the building since February 2012.
Originally listed for $3.75 million, the residence is located in the seventh floor of the Gulf-front tower at 1300 Ben Franklin Drive.
Richard Perlman, of Michael Saunders & Co.’s Longboat Key South office, listed the unit. Denise and Nicole Mei, of the Mei Team in the company’s Main Street office, sold the unit.

Coldwell Banker Residential Real Estate broker associate Roger Pettingell’s sales volume reached $40 million during the first five months of 2013, making him Coldwell Banker Florida’s top-ranked agent.
Pettingell was the top-ranked residential real-estate agent in Sarasota and Manatee counties in 2012.
“This is just an amazing accomplishment to reach this distinguished level of achievement this early in the calendar year,” said Bob Stanley, Coldwell Banker Longboat Key managing broker, in a prepared statement. “The result speaks to Roger being a focused business person in meeting the needs of his clients.”

Demolition of the old Holiday Beach Resort began late last week to make way for the 11-unit Infinity condominium project.
Nell Leffel, of Michael Saunders & Co.’s New Homes and Condominium Division, is the sales associate for the project.
Sarasota architect Mark Sultana, of DSDG Architects, is the architect. Crossgate Partners LLC, of Atlanta, is the developer.
Longboat Key Fire Rescue used the property for drills for three days prior to demolition.
