Price Points: Longboat Key real-estate

Longboat Key’s real-estate values are rising, but the island still has plenty to offer in a wide range of prices.

How far can your money go on pristine Longboat Key?

That’s a question on many minds as the local real-estate market heats up and home values rise.

To determine how much bang buyers can get for their buck, the Longboat Observer scoured the local Multiple Listing Service (MLS) for listings at four price points: $250,000, $750,000, $1.5 million and $5 million and found a condominium unit and single-family home in each range.


$250,000


1. 2721 Gulf of Mexico Drive, Unit 303
Neighborhood: Longboat Beachcomber
Price: $249,900

Year built: 1970
What makes it unique: The unit is offered turnkey with furnishings and can be rented out weekly.
The Beachcomber property is located mid-Key on the Gulfside beach and has a Gulfside pool and sundeck.
The unit has recently been remodeled and includes a new kitchen and bathroom, refinished cabinets, granite countertops, new paint, tile flooring, baseboards, crown molding and new lighting throughout, according to Moore.



2. 102 Twin Shores Blvd.

What makes it unique: The home is one of four villas that were renovated in 2010 from eight rental units at the back of the 55-and-up Twin Shores mobile-home community that dates back to the 1950s but fell into disrepair over the years. Although they’re located in a mobile-home community, they’re actually concrete villas.
“The biggest thing about them is they have their own little marina and their own deeded beach access. You have waterfront access on both sides,” Hayden said.

3. 2425 Gulf of Mexico Drive, Unit 14D

The community has a beachfront pool, Har-Tru tennis courts and clubroom.


4. 592 Juan Anasco Drive
Neighborhood: Sleepy Lagoon
Price: $749,900

5. 455 Longboat Club Road, Penthouse 2

Residents can access the property’s beach through the property’s dune walkway.


6. 3548 Fair Oaks Lane

Price: $1.5 million

“It has bayfront, it has volume ceilings, split bedrooms. There’s a private courtyard pool and also a separate guest suite that could be used as an art studio or hobby room. It’s a fabulous neighborhood; you couldn’t pick better neighbors,” Kepecz-Hays said.

The property includes a primary residence and guest residence, an outdoor kitchen on the pool deck, boat dock, deeded beach access and garage parking for 14 vehicles (the late owner was an avid car collector).
“It’s definitely a car collector’s dream come true, or (the garage space) could be used for a fitness studio,” Perlman said.


8. 4125 Gulf of Mexico Drive, Unit S301
Neighborhood: La Firenza
Price: $4,995,000
