+ Beach Residences unit sells for full $3.7 million asking price
A unit at The Beach Residences, 1300 Benjamin Franklin Drive, on Lido Key sold last week for its full asking price of $3.7 million.

Judy Kepecz-Hays, of Coldwell Banker Residential Real Estate, represented the buyers. Laura Pearson, of Premier Sotheby’s International Realty, represented the sellers.

The buyers were Maurice Cunniffe, who is chairman and CEO of Vista Capital Corp., and his wife, Carolyn. Sellers Mark and Kim Standish also own a home in the Hillview area that they purchased for $7 million last year.

The unit is located on the 11th floor of the Beach Residences and features two en suite master bedrooms, a formal dining room, living room and family room, gourmet kitchen and private wine room. The Beach Residences community is managed by the Ritz-Carlton.

The unit last sold for $3.05 million in December 2008.

+ SAR, MAR consider merger
The boards of directors of Sarasota Association of Realtors and Manatee Association of Realtors recently announced an agreement to propose a merger that would create the Suncoast Realtor Association.

A member vote will take place Sept. 16, at each association.

Supporters say combining the associations could make a new association that’s financially stronger with increased buying power and the ability to provide more programs, products and services for members.
