Neal opens Magnolia Point

The 74-home gated community will target seniors who want low association fees and limited amenities.

EAST COUNTY — East County’s newest community targets active senior adults who want to meet their neighbors without the fanfare of master-planned amenities.

On April 11, Neal Communities celebrated the grand opening of its new 74-unit Magnolia Point neighborhood, located off Whitfield Avenue west of Lockwood Ridge Road. The property straddles Tuttle Avenue, with 18 lots west of Tuttle and the remaining lots to the east. 

The private, gated community offers walking trails but no community pool or group amenities, which will keep costs down. Homeowners association fees will cost about $1,500 annually.

“You have buyers looking for lifestyle with amenities, and then you have buyers who want an intimate neighborhood feel,” said Neal Communities Director of Sales Nicole Brooks. “(For this project) we really focused on the area — people wanting more intimate home sites and low fees.”

At Magnolia Point, Neal will offer one- and two-level homes with prices starting in the low $300,000s. Five floor plans range from the 1,772-square-foot, three-bedroom, two-bath Expression to the 2,577-square foot, four-bedroom, three-and-a-half-bath Ovation. The plans are part of Neal’s Inspiration series, available only in Magnolia Point and the Windwood community, in Venice.

Magnolia Point features two models — Applause and Encore — that boast 2,110 square feet and 2,552 square feet, respectively.

“We’ve already had our first sale,” Brooks said. “We believe we’ll sell about three homes per month here.”
